Asset Manager, Real Estate Debt - Director
Location: Charlotte, NC / Boston, MA / Chicago, IL

Primary Responsibilities
- Liaise and be the “face” of Baring’s lending platform to Borrowers in the Eastern Region.
- Coordinate between other groups including servicing (in-house and 3rd party), portfolio management, legal, and originations to lead decision-making processes.
- Complete annual loan review process for Core Portfolio, specifically focused on the following: (i) review the spread of property level operating statements prepared by third party; (ii) review sponsors updated financial statements; (iii) update collateral value based on DCF analysis using Argus software; (iv) perform collateral site inspections and (v) assign an internal quality rating to each loan based on performance metrics such as DSCR, LTV and Debt Yield.
- Lead quarterly Surveillance Meetings for Core Portfolio and present results to Senior Management. Focus on high risk loans that are performing below original underwriting projections. Discuss maturing loans and repayment / or refinance strategies.
- Review draws, additional fundings and covenant testing. Monitor and enforce loan provisions on an ongoing basis as contemplated in the loan documents. Manage borrower requests and modify loan documents as necessary. Present material loan modifications to Investment Committee for review and approval.
- Develop unique and creative workout solutions for non-performing loans assigned to Special Servicing.
- Maintain an elevated focus and watchlist for the portfolio using various covenant tests and be able to discuss these loans quarterly.
- Participate in marketing and leasing calls; analyze lease transactions, including calculation of net effective rents and impact on value.
- Review annual business plans, quarterly reports, and liaise with our third-party servicing team to ensure all reporting requirement are met.
- Prepare quarterly loan performance write-ups for High Yield loans. Assign an internal risk rating to each loan on a quarterly basis. Work with third party provider to update collateral value on a quarterly basis.
- Supervise and direct analyst support of asset management function.
- Report to Asset Management Team Lead
Qualifications
- 7-10 years of commercial real estate loan or valuation experience.
- Bachelor’s degree required
- Strong quantitative and analytical background
- Understands capital structure (equity, debt, waterfalls, etc.)
- Effective and strong verbal and written communication skills
- Highly organized
- Must be able to work independently while still functioning well in a team
- Keen attention to detail and the ability to manage to aggressive deadlines
- Ability to prioritize and manage multiple tasks
- Excellent problem solving skills
