Responsibilities:
The Assistant Property Manager is responsible for the professional management of all assigned
properties and personnel. The tasks required of this position will require flexibility, excellent
organization and attention to detail.
The Assistant Property Manager at our Orlando location; 7600 Southland Blvd 32809 80% of the time and our other location 1260 Belle Avenue Winter Springs 327908 20% of the time. The role requires an organized, personable, and motivated individual with multi-tenant portfolio reporting experience along with hands-on Yardi experience. This is an on-site position.
Below is a list of likely responsibilities:
Property Maintenance and Tenant Interaction:
- regular property inspections and visitations with tenants. We expect the assistant property manager to know and interact with every tenant on the property.
- prompt, professional response and follow through regarding tenant inquiries, problems, and complaints. Tenants should receive these responses within 48 hours at most from receipt.
- move-in for new tenants and move-out inspections for tenants vacating their space.
- and maintain property condition reports with respect to roofs, HVAC units, parking lot, etc.
- bids and manage capital improvement projects.
- tenant finish construction with tenant and contractors.
- contractors and maintenance staff for services and repairs to property.
- with the preparation of rent commencement letters, delivery notices, etc.,for new tenants.
- with rent collections and accounts payables/invoices.
- hand and hand with the property accountant and ensure all leases and information is accurately reflected in Yardi.
- other special projects and duties as assigned.
Vendor Administration:
Maintain a file of Certificates of Insurance for both tenants and vendors.
Prepare new vendor contracts and manage renewals.
Ensure vendors are vetted thoroughly.
Maintain a schedule of service contracts by property.
Maintain and update a list of preferred vendors in each trade.
