SUMMARY:

The position provides overall general repair and maintenance of district facilities inside and outside of the physical plant. Occasionally, some custodial functions will be performed such as cleaning and set ups/teardowns. Work assignments are performed using safe practices and under the general oversight of the facilities supervisor.

ESSENTIAL DUTIES AND RESPONSIBILITIES Other duties may be assigned.

· Conducts predictive and preventive inspections, maintenance, and repair of various buildings, grounds, and equipment.

· Operates HVAC equipment and conducts the inspection and satisfactory maintenance and repair of such equipment. Adjusts, cleans, and oils equipment.

· Performs all types of custodial duties including mows grass, shovels and plows snow, and conducts housekeeping. Orders and picks up supplies and equipment as required.

· Performs a variety of maintenance and repair jobs involving carpentry, plumbing, mechanical, and electrical needs that are below a licensed contractor level.

· Maintains all state and local safety and code requirements; complies with the Board of Education policies.

· Essential functions of the job are expected to be done onsite.

· Be available as needed nights, weekends and holidays.

· Additional hours during inclement weather for salting and snow removal.

· Be present in buildings with regular and continued attendance and punctuality.

· Follow all Board Policies, Staff Handbook and Administrative Guidelines.

EDUCATION and/or EXPERIENCE:

· High school diploma or general education degree (GED).

· Knowledge of HVAC, pneumatics and mechanicals.

· Knowledge and understanding of proper use/storage of toxic or caustic chemicals, solvents, and other building operations materials.

CERTIFICATES, LICENSES, REGISTRATIONS:

Valid driver's license.

LANGUAGE SKILLS:

Ability to read and interpret blueprints, sketches and other documents such as MSDS, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before small groups of employees of organization.

MATHEMATICAL SKILLS:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

REASONING ABILITY:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

OTHER SKILLS and ABILITIES:

Ability to pass a district written and physical test. Ability to establish and maintain effective working relationships with students, staff and the community. Ability to perform duties with awareness of all district requirements and Board of Education policies. Ability to measure one’s performance during the completion of tasks. Ability to provide leadership when called upon.

Ability to distinguish colors appropriately; High degree of heavy manual labor and visual dexterity for sustained periods of time.; Exposure to an outside environment of on-site activities, including exposure to dirt, water, raw sewage, dust, confined space, grime and inclement weather conditions. Obnoxious smells may be prevalent.

Work involves walking, shoveling, pushing, pulling, climbing, sitting, kneeling, lifting, twisting, stooping an squatting on a regular basis. Overhead work, underground work and above ground work frequently required. Lifting up to 50-94 pounds and exerting force from 50-100 pounds frequently. Climbing ladders and shoveling are frequently required.

Mental agility to solve moderately complex problems; Ability to effectively work under stress; Must not be claustrophobic.

WORK ENVIRONMENT: The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors. The employee will work near or with moving mechanical equipment. The employee may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, and sprays and non-household dust. The employee must be able to meet deadlines with severe time constraints. Frequently the employee will work alone and occasionally will work irregular or extended hours. The noise level in the work environment is usually moderate and occasionally will work in a loud area.
