On-Site Resident Manager
On-Site Resident Manager Position at a 20-unit building also to include an additional 16 offsite units within a short driving distance away. For a total of 36 units.
We are looking for a reliable on-site resident manager to perform handyman duties including maintenance and repair tasks for the interior or exterior of both property premises. We’ll rely on you to keep our properties looking great and operating nicely by doing various odd jobs.
Proper Equipment: Not necessarily, having every tool, but knowing what tools are needed for certain tasks.
Troubleshooting Skills: Must be a quick thinker and can be able to examine a problem situation and produce a resolution in a prompt and professional manner. A good overall knowledge of all trades—from Carpentry, Tiling, Painting, and Drywalling to light Plumbing and Electrical. You must also display excellent communication and interpersonal abilities, and the ability to interact in a positive way with residents in the building, identifying their needs, and sharing initial job estimates with the team.
Specific qualifications for the role include:
- Positive - Can Do attitude
- Successful prior track record as a Carpenter / Craftsman; estimation skills and prior maintenance and repairs experience, strongly preferred
- Ability to perform minor electrical and plumbing
- Perform routine landscaping/cleaning on the grounds
- Repair equipment or appliances
- Own standard set of tools to perform all of the above trades
- Excellent troubleshooting, analytical, and problem-solving skills
- Strong documentation and invoicing skills
- Professional appearance and demeanor
- Notify tenants and schedule all incoming service requests
- Daily inspection of the common areas, grounds, and parking lots for maintenance and safety
- Keeping the properties clean is a priority! Pick up trash, clean hallways, sweep and mop, maintain curb appeal and bring the trash and recycle bins to the curb weekly.
- Handle After-Hours Emergencies: Coordinating with residents.
- First line of contact for residents for all maintenance requests
- Identify and report the need for major repairs
Requirements and skills
- Proven experience as a handyman/maintenance
- Experience with hardware tools and electrical equipment
- Basic understanding of electrical, plumbing, or HVAC systems
- Basic math skills
- Good communication ability
- Well-organized and apt in problem-solving
- Attention to detail
- High school diploma or equivalent
