Job Summary: The Onsite Property Manager is responsible for managing the property’s day-to-day operations, including leasing, marketing, move-in approvals, lease renewals, and resident relations. This role also involves leading the team to ensure smooth property management and enhance tenant satisfaction, driving overall property success.

Pay Rate: $20-22 hourly
Number of Units: 84 (7 properties)
Requirements
Essential Functions:
- Attend Weekly L 10 meetings and collect minutes.
- Understand of follow property deadlines.
- Manage Deposit Accounting Procedure on weekly basis and ensure checks are mailed out within 21 days, per CA State Law.
- Performs quarterly file audits to confirm condition and contents adhere to BFPM standards.
- Resolves resident relation issues.
- Explain ledgers to residents as needed.
- Perform ledger audits.
- Serve routine notices to residents.
- Manage property maintenance and property related projects.
- Conduct routine record keeping and maintain accurate resident records in the company system.
- Inspects properties to ensure the highest standards are maintained; evaluates maintenance,
- grounds, and housekeeping operations in areas of efficiency.
- Conducts inspection of vacant. Apartments for market-ready condition.
- Perform leasing duties when assigned, including preleasing.
- Executes corrective programs for apartment communities.
- Perform property inspections.
- Prepares annual operating and capital budgets. Monitors and makes recommendations on budget performance and assists with monthly summary report of same.
- Reviews and approves expenditures within specified budgetary guidelines.
- At times acts as primary liaison between Owner or Owner’s Representative and BFPM.
- Uses the established communication system to assist with communications between Property Managers, Regional Supervisors, and the Corporate Office.
- In the absence of a Manager, this position will be the main point of contact for residents when acting as a Manager while a more permanent Manager is selected.
- Travel is required. Must have reliable transportation to conduct site audits.
- Assist with other tasks assigned.
Skills required to complete this job include but are not limited to the following:
- At least 3 years managing apartments (Required)
- At least 1 year managing staff (Required)
- Yardi experience (Required)
- Knowledge of California Property Management Policies and Procedures
- Knowledge of property maintenance, property marketing, and insurance.
- Ability to communicate well both verbally and in writing and possess a strong supervisory, personnel management and organizational skills.
- Ability to delegate and communicate property management methods along with the ability to problem-solve issues.
