Job Overview
The Building Services Attendant plays a crucial role in maintaining the cleanliness and overall appearance of facilities. This position involves performing a variety of cleaning and maintenance tasks to ensure a safe, sanitary, and welcoming environment for all building occupants. The Building Service Director is responsible for managing the company's maintenance and housekeeping department, including directing and overseeing all building services. They are responsible for setting goals, creating strategies, and designing objectives for everyone in the department to accomplish the facility's objectives.
Duties
- Clean and maintain assigned areas, including offices, restrooms, hallways, and common areas.
- Perform custodial duties such as dusting, sweeping, mopping, and vacuuming floors.
- Conduct industrial cleaning tasks as needed to uphold safety standards.
- Assist with facilities maintenance tasks including minor repairs and upkeep.
- Carry out floor care activities such as buffing and waxing to enhance the appearance of surfaces.
- Support residential painting projects when required to maintain aesthetic standards.
- Respond promptly to cleaning requests or emergencies to ensure a clean environment.
- Maintain inventory of cleaning supplies and report any shortages or equipment issues.
Specific Requirements
- Working knowledge of state and federal regulations.
- Must be able to read, speak, write, and understand the English Language.
- Must possess the ability to make independent decisions when circumstances warrant such actions.
- Must possess the ability to deal tactfully with personnel, residents and family members.
- Must possess the willingness to work harmoniously with professional and non-professional personnel.
- Must possess patience, tact, and a cheerful disposition and enthusiasm, as well as the willingness to handle difficult residents, if necessary.

- Ability to recognize and later describe persons associated with nursing homes' safety and security.
Working Conditions
- Works in office areas as well as throughout the nursing service area (i.e., medication, resident’s rooms, etc.)
- Sits, stands, bends, lifts, and moves intermittently during working hours.
- Is subject to frequent interruptions.
- Is involved with residents, personnel, visitors, and government agencies, under all conditions/circumstances.
- Is subject to hostile and emotionally upset residents, family members, personnel, and visitors.
- Communicates with medical staff, and nursing personnel.
- Works beyond normal working hours and on weekends, and holidays when necessary.
- Is subject to falls, burns from equipment, odors, etc. throughout the workday.
- Is subject to exposure to infectious waste, diseases, and conditions, including AIDS and Hepatitis B Viruses.
Skills
- Strong ability to clean and maintain various types of facilities efficiently.
- Experience in custodial or commercial cleaning preferred.
- Knowledge of industrial cleaning practices is a plus.
- Familiarity with facilities maintenance procedures and techniques.
- Proficient in floor care methods including buffing and polishing.
- Excellent attention to detail with a commitment to quality work.
- Ability to work independently as well as part of a team.
- Good communication skills for effective interaction with staff and management.
Physical and Sensory Requirements (With or without the aid of mechanical devices.)
- Must be able to cope with the mental stress and emotional stress of the position.
- Must be able to hear and see or use prosthetics that will enable these senses to function.
- Must be in general good health.
- Must be able to lift, pull, push, and move a minimum of fifty pounds.
- Must be able to assist in the evacuation of residents.
