Key Responsibilities
- Vendor Management: Build and maintain strong relationships with vendors, suppliers, and subcontractors to ensure reliable, cost-effective sourcing for custom home projects, while continuously identifying and vetting additional vendors to broaden sourcing options and secure competitive pricing.
- Procurement: Oversee the procurement of vendors, materials, equipment, and services to meet project deadlines, ensuring timely and quality deliveries.
- Contract Negotiation: Negotiate contracts with vendors to secure the best pricing, terms, and conditions while maintaining high-quality standards.
- Budget Oversight: Manage purchasing budgets and work closely with project managers to ensure all purchases align with project cost estimates.
- Inventory Management: Monitor inventory levels, manage orders to avoid delays or overstocking, and maintain accurate records of purchases.
- Market Research: Conduct market analysis to identify trends and alternative sources for materials, ensuring competitive pricing and quality.
- Compliance: Ensure all procurement activities comply with company policies, state regulations, and building codes.
- Collaboration: Work closely with design, construction, and project management teams to anticipate material needs and resolve any procurement-related issues.
- Process Improvement: Continuously improve purchasing processes to enhance efficiency, reduce costs, and support company goals for delivering exceptional custom homes.
- Cost Book Management: Including entering new costs from Bid Requests and negotiations. Purge outdated costs regularly.
- Key Home Budgets & Price List Maintenance: Create and maintain accurate Key Home Budgets. Keep Price List Standards consistent across all price lists, merges, and options.
- Training Support: Assist in training Project Resource Managers (PRMs) and other staff in procurement best practices.
Additional Activities:
- Building Company Merges: Create and maintain building company merges to ensure efficiency.
- Option Lists: Develop and review priced Option Lists, including reviewing Option Profit Categories monthly.
- Project Management: Act as Project Manager for new model homes and inventory homes, overseeing the scope of works and ensuring successful project completion.
- Home Reviews: Assist in reviewing each home 30 days post-financial close to ensure all procurement-related matters are resolved.
- Design Studio Support: For building companies with design studios, work with vendors to update displays and cost information.
The ideal candidate should possess:
- Experience: Minimum of 5 years of experience in purchasing, preferably in residential construction or custom home building.
- Knowledge: Strong understanding of construction materials, vendor negotiations, and purchasing best practices.
- Skills: Excellent negotiation, communication, and interpersonal skills. Ability to manage multiple projects and priorities in a fast-paced environment.
- Budget Management: Proven experience managing procurement budgets and delivering cost savings while maintaining quality.
- Software Proficiency: Proficient in Microsoft Office (Excel, Word) and experience with procurement software and construction management systems.
- Problem-Solving: Ability to resolve vendor issues and streamline purchasing processes.
- Education: A Bachelor's degree in Supply Chain Management, Business Administration, or a related field is preferred.
