Job Summary
Beechwood Property Holdings Management, LLC (“Beechwood”) is seeking a skilled and dedicated Facilities Technician to join our team in Philadelphia. This position will play a crucial role on the Beechwood Team, ensuring the smooth operation and maintenance of our properties and facilities across Philadelphia. You will perform a wide range of tasks, including preventive maintenance, troubleshooting equipment issues, coordinating repairs, and managing vendor relationships. We are seeking a team player with a strong technical background, excellent problem-solving skills, and a proactive approach to facility management. Responsibilities and Duties
- Maintenance and Repairs - Conduct routine maintenance tasks and complete work orders to ensure their proper functioning and upkeep. Follow a comprehensive preventive maintenance schedule.
- Unit Turns - Inspect vacated apartments and complete Unit-Turn Checklist upon resident move out. Document needed services and repairs and compile a list of needed materials, perform required repairs. Perform final walk-through prior to move ins and coordinate status and priority of unit turn-overs with Property Manager
- Emergency Response - Respond to facility emergencies and urgent repair requests in a timely manner, ensuring minimal disruption to operations and resident satisfaction.
- Vendor Management - Coordinate and supervise external contractors, vendors, and service providers for specialized repairs or maintenance tasks, including preventative maintenance and unit turns ensuring communication with residents and property management. Obtain bids, as necessary, with vendors and contractors, as assigned. Coordinate deliveries with vendors, contractors, and Property Manager.
- Documentation and Reporting - Maintain accurate records of maintenance activities, including work orders, preventative maintenance, unit turns, repairs, and equipment inventory, and generate reports as required.
- Safety Compliance - Ensure compliance with relevant safety procedures and guidelines. Conduct regular safety inspections and addressing any potential hazards or risks promptly.
- Inventory Management - Assist in monitoring and managing facility-related supplies and equipment
- Facility Improvements - Identify and propose facility improvement projects, upgrades, and energy-saving initiatives to enhance operational efficiency and resident satisfaction. Inspect exterior of properties. Perform building and common area upkeep on a daily basis
- Team Collaboration - Collaborate with property managers, leasing agents, and other team members to address facility-related issues and provide timely support as needed.
Qualifications and Skills
- Experience - High school or technical school education and 2 years of experience in a maintenance or related field
- Technical Aptitude - Proficiency in troubleshooting and repairing various systems, including HVAC, plumbing, electrical, and mechanical systems. Knowledge of safe use and maintenance of hand tools, power tools, user-mover aids, mechanical equipment, measuring devices and HVAC tools.
- Organizational Skills and Attention to Detail - Excellent organizational and time management skills to prioritize tasks, manage work orders, and meet deadlines effectively. Keen attention to detail to ensure accurate documentation, adherence to safety protocols, and compliance with regulations.
- Strong Interpersonal Skills and Customer Service - Excellent verbal and written communication skills to effectively interact with a diverse range of individuals, including residents, colleagues and external vendors.
- Safety Awareness - Solid understanding of safety protocols and regulations related to facilities maintenance and a commitment to maintaining a safe working environment.
- Technical Certifications - Relevant certifications or licenses in facilities maintenance, HVAC, plumbing, or electrical systems are highly desirable.
- Flexibility - Willingness to work evenings, weekends, and public holidays, as needed, to address emergency repairs or facility-related issues.
- Technology Proficiency - Use of maintenance documentation software (AppFolio), as well as standard office productivity tools such as Microsoft Office Suite and Gmail
- Physical Requirement - Ability to perform physical tasks, such as bending, squatting, crawling, climbing, lifting, and reaching, and standing for extended periods, as required in facility maintenance. Use of hands for simple grasping and fine manipulations. Ability to lift, carry, push or pull weights up to 75 pounds.
Note - A valid driver's license or reliable transportation will be required for property maintenance and related duties including transportation of tools and equipment to properties.
Job Type: Full-time
Pay: $44,000.00 - $55,000.00 per year
