Job Summary
Beechwood Property Holdings Management, LLC (“Beechwood”) is seeking a highly motivated and customer-oriented Leasing Agent to join our team in Philadelphia. This position will play a crucial role on the Beechwood Team, assisting prospective tenants throughout the leasing process of several properties across Philadelphia. You will be responsible for marketing rental properties, conducting property tours, screening potential residents, and ensuring a smooth and efficient leasing experience. We are seeking a team player with excellent communication skills, a strong sales aptitude, and a passion for providing exceptional customer service. Responsibilities and Duties
- Conduct Property Tours - Field phone calls in order to schedule and conduct property tours, showcasing the features and benefits of each unit, while addressing any questions or concerns from potential residents. Follow up as needed with prospective residents.
- Application Screening - Develop full knowledge of application information required, screening process, and policies regarding rentals.
- Lease Management - Assist in explaining lease terms and conditions, including rental rates, lease duration, and move-in dates. Prepare and review lease agreements, ensuring accuracy and completeness, and guide tenants through the signing process.
- Tenant Relations - Foster positive relationships with current and prospective residents, addressing inquiries, concerns, promptly and professionally. Provide a proactive approach to customer service and resolving resident complaints to optimize resident retention.
- Maintenance Liaison - Act as a liaison between residents and maintenance staff to solve maintenance requests in a timely and professional manner. Regular inspections of buildings, grounds, and vacant units. Coordinate with maintenance staff and contractors and vendors to complete repairs.
- Administrative Tasks - Maintain accurate records of inquiries, applications, and leases, and generating leasing reports as required.
Qualifications and Skills
- Experience - Minimum of 2 years of experience in leasing, property management, or a related field. Experience in a customer-facing role is highly desirable.
- Strong Interpersonal Skills and Customer Service - Excellent verbal and written communication skills to effectively interact with a diverse range of individuals, including prospective residents, current residents, and colleagues. The ability to negotiate, listen and manage prospect/resident relations.
- Sales Aptitude - Demonstrated ability to ‘sell’ and market rental properties, effectively highlighting their features and benefits to attract prospective residents.
- Organizational Skills and Attention to Detail - Strong organizational and time management skills to prioritize tasks, handle multiple leasing inquiries simultaneously, and meet deadlines. Keen attention to detail to ensure accurate lease documentation.
- Flexibility - Willingness to work evenings, weekends, and public holidays if needed, to accommodate prospective resident schedules.
- Technology Proficiency - Use of leasing and property management software (AppFolio), as well as standard office productivity tools such as Microsoft Office Suite and Gmail
Note - A valid driver's license or reliable transportation is required for property tours and related duties.
