Job Opening: Part time Onsite Property Manager for (Van Nuys/Pasadena)
We are seeking a reliable and detail-oriented Onsite Property Manager to handle day-to-day operations at our property. The ideal candidate will be proactive, organized, and able to efficiently manage the property while maintaining a positive relationship with residents and vendors. Below are the key duties and responsibilities for the role:
Key Responsibilities:
- Monthly Duties:
- Attend monthly meetings on time (if applicable).
- Submit monthly timesheets on the 30th of every month.
- Vacancy and Leasing Management:
- Keep vacancy rates under 5%.
- Ensure no vacancies last longer than 45 days.
- Provide weekly updates by Friday before 3 PM.
- Send weekly building reports due by Fridays.
- Update delinquency reports within 48 hours after they are issued by A/R.
- Show vacant apartments to prospective tenants and enter all leasing applications through the website into the AppFolio system.
- Complete all leasing files and turn in move-in funds within 72 hours.
- Provide a completed security deposit checklist, along with photos, to the Property Supervisor within 3 days after tenant move-out.
- Create guest cards in AppFolio for every leasing inquiry.
- Send the notice to vacate form to the Leasing Department within 24 hours of receiving the tenant's notice and enter it into AppFolio.
- Maintenance and Property Inspections:
- Ensure the building is clean at all times.
- Report any serious issues to the management immediately via email.
- Coordinate access for maintenance vendors and ensure no waiting or additional service fees are incurred.
- Inspect the property twice daily, picking up any detected trash and reporting necessary repairs.
- Attach the manual maintenance request form to work orders in AppFolio.
- Resident and Tenant Relations:
- Meet with current residents to handle repair requests and resolve complaints.
- Enforce lease terms, including rent collection, parking restrictions, pet policies, termination of lease, and house rules.
- Post legal notices as required.
- All communication with tenants must be documented through the AppFolio system.
- General Administrative Tasks:
- Ensure the property is safe and well-maintained at all times.
- Respond to all emails within 24 hours, acknowledging receipt and providing updates if further action is required.
- Handle any miscellaneous assignments as requested by management.
Qualifications and Skills:
- Excellent organizational and time-management skills.
- Strong customer service and communication abilities, both written and verbal.
- Proficient with AppFolio or similar property management software.
- Experience in property management is preferred.
- Ability to work independently, prioritize tasks, and manage competing deadlines.
- A high level of attention to detail and problem-solving skills.
- Professional certification in property management required
- High school or GED required
