Bennett Williams Commercial is expanding in the North Central PA region and seeking to grow our team.

Position Summary

We are seeking an energetic, motivated individual to join the North Central PA Team and assist in expanding into this territory. This person will work collaboratively with the North Central PA Team, the York Administrative and Marketing Teams, and our investors, landlords, and tenants. 


The Commercial Associate is responsible in providing brokerage services to our service area, which includes all duties from prospecting, lead management, tenant/buyer representation, site selection, negotiations, listing management, and transaction management to ultimately closing a deal. 


We seek an ideal candidate who has at least two years of real estate experience, particularly in identifying and building relationships with top national, regional, and emerging players in the commercial sector—covering retail, industrial, land, and office areas. A strong interest in local commercial markets is also essential. 


Position Overview:

The Commercial Associate is responsible for assisting to meet the commercial needs of the North Central PA area and working a hybrid schedule out of our State College office. 


The individual will join the North Central PA Team to assist in marketing, prospecting, leasing, and selling activities with a focus on local and regional prospects but also appropriate national tenants outside the region. The individual must be a self‐motivated team member willing to work in a close-knit environment and exchange information between other team members and staff. Daily activities will include but limited to showing available space, taking calls and making appointments with potential clients, cold calling and direct marketing to business prospects, and assisting with and making presentations on available space to the brokerage community. Aggressive and proactive followup with prospects is required. The individual will need to stay current with trends in the commercial real estate market and meet directly with prospects and other commercial associates.


Primary Responsibilities:

  • Strive to be a commercial expert in identified service areas and relay market knowledge to the North Central PA Team. 
  • Create and build a rapport with people in your market. This includes investors, landlords, property managers, commercial brokers, residential agents, businesses, attorneys, contractors, local governmental authorities, lenders, and chamber of commerce. 
  • Draft real estate documents such as letters of intent and other correspondence in an efficient, professional and timely manner.
  • Prospect for and negotiate with local, regional, and national tenants.
  • Interface with clients and prospects to successfully define the parameters, terms and limitations surrounding a possible transaction.
  • Develop a client base that generates a qualified and sustainable number of referrals.
  • Compile, update and maintain a contact management system to enhance marketing efforts and aggressive follow-up standards.
  • Conduct tours of property space with prospects and clients.
  • Managing transactions to a timely completion and complete all required documentation (agency agreements, market surveys, financial analyses, managerial reports, amendments and transaction documentation).
  • Reviewing/negotiating business terms and recommend optimum courses of action.
  • Managing and/or coordinating communications with Client’s internal real estate teams, property managers, contractors, architects, etc.  
  • Preparing internal transaction reports and external listing reports. 
  • Working with the marketing team to coordinate listing life cycles, social media, and annual marketing plan.


Requirements:

  • Must have an existing Real Estate Salesperson License active and in good standing.
  • Prefer a bachelor’s degree or higher with a minimum of 2 years of real estate experience.

·     Knowledge of the commercial real estate market and leasing

  • Skilled in commercial negotiation strategies
  • Be a self-starter with the ability to work independently and as a key member of a team.
  • Must have exceptional analytical and problem-solving abilities.
  • Understand the financial implications of deals as they relate to our clients’ risk tolerance and return expectations as well as their impact on (re)financings and/or sales. 
  • Must have the ability to competently manage a high volume of transactions. 
  • Have strong communication and people skills, including a proven ability to build relationships at levels of an organization and with people in all walks of life. 
  • Must be proactive, strategic, detailed-oriented, and forward-thinking in the execution of duties with strong organization and time management skills with the ability to shift focus often. 
  • Have strong computer skills, including proficiency in Microsoft Word and Excel and Outlook.
