What are the responsibilities and job description for the Assistant Project Manager position at Bensonwood Homes?
Assistant PM’s support PM-I and PM-II's in all aspects of a project including, planning,
scheduling, bookkeeping/budgeting, managing documents in both Smartsheets and
FileMaker, site visits and other tasks required for ensuring projects are completed on time
and within budget. As Assistant PM’s gain more experience, they will begin to take on
leadership roles for projects with simple complexity and lower budgets.
Key Responsibilities:
Project Planning and Scheduling:
- Assist in developing detailed project plans, scope of work breakdowns, and project
- Create and maintain project timelines, milestones, and critical path analysis.
- Monitor project progress against the schedule and identify potential delays.
- Initiate milestone invoices and corresponding letters
- Identify and order long lead time items and tempo components
Budget Management:
- Track project costs and expenditures against the budget
- Prepare job cost reports and identify cost variances
- Assist in managing change orders and their impact on the budget
- Assist in managing contract allowances and monitoring costs throughout the
- Prepare payment requisitions for commercial construction projects
- Coordinate with subcontractors, including issuing purchase orders, reviewing
- Conduct subcontractor meetings and address any issues arising
Site Administration:
- Conduct regular site visits to monitor project progress and quality
- Ensure compliance with safety regulations and procedures
- Maintain project documentation, including meeting minutes, RFIs, and change
Communication and Reporting:
- Prepare project milestone letters for clients and internal stakeholders
- Facilitate communication between the project team, subcontractors, and clients
- Attend project meetings and document key decisions
- Compile owner’s manuals at project close out
Other Duties:
- Assist with permit applications and approvals
- Review construction drawings and specifications
- Support the Project Manager in resolving project issues and conflicts
- Contribute to continuous improvement initiatives within the project team
- Minimum Requirements
o Or - HS Diploma/Equivalent with 4 years of relevant construction experience
- Project Complexity
o Small scale TF – Less than $250k
o TF Pass-through – Less than $100k
o Millwork Projects – Less than $100k
o Warranty tasks – Less than $50k
- Requirements to move on
o Ready for solo management of single-family residential projects
