ESSENTIAL JOB FUNCTIONS
Under the general direction of the County Administrator. This position performs a wide variety of maintenance and repair tasks involving buildings, grounds, indoor and outdoor equipment, carpentry and light construction, plumbing, heating and cooling, and any necessary related work. This job also includes ordering, inventory control, and any necessary paperwork related to the department. The Maintenance Manager will be responsible for the immediate supervision of any other maintenance or custodial positions.
JOB RESPONSIBILITIES
1. Work with the County Administrator to prepare an annual budget for ongoing maintenance, improvements, and capital expenditures related to County buildings and grounds.
2. Maintain records, prepare reports, and compose any correspondence relative to the work.
3. Coordinator activities by scheduling work assignments, setting priorities, and directing the work of the other maintenance and custodial staff.
4. Ensures compliance with applicable state and federal safety standards.
5. Maintain stairways, hallways, and keep the elevator clear of debris and obstacles.
6. Oversee the cleanliness of buildings, and ensure adequate supplies are available.
7. Make periodic rounds to check the work assignments for designated personnel performing related duties and provide special instructions as required.
8. Coordinate with each departmental office to ensure their needs are met related to maintenance and improvements.
9. Dispose of rubbish and recycling as necessary.
10. Determine materials, supplies, and equipment needs, order cleaning supplies and materials as needed, and maintain proper records of such inventory.
11. Strong organizational, communication, and writing skills are necessary to excel in this position.
12. Establish and maintain a good rapport with vendors and contractors, and attend meetings, as needed.
13. Deliver outgoing county mail to the local post office.
14. Determine maintenance and repairs of county-owned equipment and recommend replacement schedules of county-owned equipment.
15. Oversee the use of county-owned equipment, including but not limited to a vehicle with a snowplow, zero-turn lawnmower, salt-spreader, a variety of power tools, and other related equipment.
16. Ability to remove snow, debris, and ice from county-owned properties utilizing county-owned equipment.
17. Perform general grounds maintenance, including but not limited to mowing grass, weed whipping, mulching, snow removal, ice removal, and beautification at all county-owned locations.
18. Perform basic repairs and upgrades to building fixtures, masonry, and painting.
19. Must be able to supervise, train, and develop staff as needed.
20. Ability to utilize computers and pertinent software programs.
21. Keep the County Administrator and Board of Commissioners informed of duties and projects related to buildings and ground maintenance.
22. Work with the County Administrator to prepare annual budget for related departmental activities.
23. Other duties as assigned by the County Administrator.
MINIMUM QUALIFICATIONS
Education, Training, and Experience:
- Educational requirements include an associate’s degree. Years of experience and related certifications may substitute for educational requirements.
- Two years of supervisory experience, including experience within a similar capacity.
- Knowledge of basic carpentry and inventory record keeping.
- Knowledge of groundskeeping and care for cleaning and maintenance of building infrastructure.
Licensing and Other Requirements:
- Require a valid driver’s license and personal insurance and must be able to maintain eligibility to drive as per the County’s Vehicle Policy.
- Willingness to further credentials by attending additional education, training, and workshops.
PHYSICAL REQUIREMENTS
In the performance of job duties, often requires lifting and carrying materials weighing up to 50 lbs. Additionally, recyclable materials weighing up to 100 lbs. The employee is frequently required to stand, walk, push, pull, bend or twist, and use hands and fingers to handle, feel, and reach with hands and arms. Walking and/or standing for long periods. Frequently work in a bent position. May be required to use strength or agility in lifting recycled materials. Specific vision abilities required by this job include close vision distance vision, color vision, depth perception, and the ability to adjust focus.
WORK ENVIRONMENT
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. This unique position is split between a business environment under usual office working conditions and a physical environment that entails outdoor elements involving dirt, odors, noise, weather extremes, or similar elements most some of the workday. The employee may be required to attend evening and/or weekend meetings, as directed. The employee occasionally is required to travel to other locations.
