Maintenance Technician

GENERAL SUMMARY

Primarily performs general maintenance duties both on the interior and exterior of the building and grounds.

ESSENTIAL JOB FUNCTIONS

Ø Comply with all Bethany Community Services Policies and Procedures such as, but not limited to company operating and safety standards. Promote safe work practices among on-site staff. Follow specific departmental policies and procedures as instructed.

Ø Responsible for assisting in the maintenance and upkeep of the property, including building, facilities, and grounds, both indoor and outdoor. Instruction on tasks and responsibilities that need to be completed on a regular basis will be provided by the supervisor. *

Ø Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.) and waste management systems. Caring for exterior grounds, mowing, trimming, seeding, raking, gardening, pruning, etc. as needed. Snow removal by plowing, snow blowing, shoveling, and spreading salt/sand as needed. *

Ø Able to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sanders and safety equipment.

Ø Perform turn-key work as required to ensure vacant apartment homes are rent-ready in a timely manner. *

Ø Setting up areas for activities and events. This may include arranging and re-arranging furniture (tables, chairs, etc.).

Ø Communicating with staff from all departments regarding departmental needs for maintenance issues. *

Ø Responding timely to work order requests. *

Ø Preparing for regular inspections as required.

Ø Perform trash removal and removal of recyclables on a regularly scheduled basis.

Ø Responsibility for on-call duties and back-up responsibilities on a regular rotation. On-call responsibilities are for seven days and include all off-hours (lunch time, nights, weekends & holidays).

Ø Communicate with supervisor(s) regularly regarding building issues and apartment turnovers.

Ø Maintain appropriate care of all equipment and tools.

Ø Driving company vehicles may be required on occasion. This would include a mini-bus, van, dump truck, pick-up truck and other vehicles.

Ø Maintain a sense of the well-being of residents, reporting any concerns to the supervisor.

Ø Be on-call in the event of an emergency at any property owned and/or managed by Bethany Community Services.

Ø A flexible schedule may be required depending upon the organization’s needs and schedule. This may include early morning, evening, and/or weekend hours for events and/or projects.

Ø Ensure compliance with all federal, state and local laws, specifically Fair Housing regulations, building codes and environmental laws and regulations.

OTHER DUTIES AND RESPONSIBILITIES

Ø Willingness to be a team player and help out wherever help may be needed to support the organization.

Ø Attend training and other courses to improve job knowledge and skills.

Ø Other duties as assigned as may be required to meet the organization’s needs.

Ø On-call availability in case of emergency.

Requirements:

Competencies Clean driving record a must!Mechanical aptitude and ability to problem solve. Verbal and written communication skills. Able to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages, and totals.
PREPARATION, KNOWLEDGE, SKILLS & ABILITIESHigh School diploma or equivalent (GED) preferred.Additional training in trades is preferred, but not required. A valid driver’s license is required.
WORKING CONDITIONS/PHYSICAL DEMANDS Ability to read, write and communicate in English is required. Ability to lift 50 pounds or more on occasion may be required. Will be required to lift heavy items on occasion and assist in moving large and heavy objects. This position may require standing, sitting, or kneeling for long periods of time and occasionally require working in hard-to-reach areas.
