Maintenance Supervisor
BFG Property Management is looking for an energetic and dedicated Maintenance Supervisor for an apartment community in Tucson, Arizona. We are seeking a motivated self-starter who is looking for the opportunity to showcase their skills in a fast-paced and dynamic property.
The Ideal Candidate should have a full understanding of the roles and responsibilities typically expected of a multifamily maintenance supervisor. The maintenance supervisor is responsible for safely maintaining the physical condition and appearance of the community in an efficient and cost-effective manner.
Essential Responsibilities and Duties:
- Responsible for all maintenance improvement projects
- Maintain the upkeep and repair of the property and grounds
- Train assistant maintenance & grounds personnel
- Schedule and manage maintenance priorities
- Periodically inspect all units, buildings, and common areas, performing repairs and janitorial duties as needed
- Prepare vacant apartments for occupancy thoroughly and efficiently
- Perform work order requests promptly according to company procedure
- Responsible for the care, maintenance, and inventory of all supplies, tool and equipment
- Oversee proper maintenance of all landscaping needs.
- Keep accurate records regarding preventative maintenance, work orders, apartment refurbishing, inspections and inventories.
- Complete seasonal maintenance for landscaping, pool, winter precautions, etc.
- Report unusual or extraordinary circumstances regarding the property or residents
- Be aware of and always operate within OSHA (Occupational Safety & Health Act) standards and company policies and procedures.
- Remain knowledgeable concerning company and community policies
- Have knowledge regarding emergency procedures including water and gas meter shut off valves, all apartment and fixture shut off valves and sewer clean out valve locations
- Clean and secure work areas, storage areas, tools and equipment
- Responsible for courteous, efficient response always
- Responsible for maintaining the required uniform and always ensuring a professional appearance and attitude
- Participate in standby emergency schedule for evening, weekend, and holiday coverage
- Assist the Property Manager in scheduling apartment inspections
- Ensure that all lights are maintained and in working order for the entire property
- Have current knowledge regarding contracts and suppliers, their services and goods
- Assist the Property Manager and leasing staff with leasing as deemed necessary including check-in and checkout inspections
- Assist Property Manager in any other duties as needed to obtain community and company objectives
This person should also be comfortable with
- Engaging with residents, staff, and prospective residents in a professional manor
- Representing themselves, and the apartment community, always with the highest standards
Qualifications and Requirements:
- 2 years Maintenance experience
- General/basic plumbing, electric, and HVAC knowledge. Certifications are a plus
- The ability to schedule, maintain, and oversee vendors and contractors on-site.
- Maintaining an accurate and up to date make ready schedule
- Manage light capital renovation projects
- Service and repair apartment work orders
- Capable of maintaining the building's external envelope
- Availability for on-call maintenance shifts (including after hours, weekends and holidays)
- General understanding of other routine maintenance tasks
- Have or receive CPO certification as needed
- Professional attire and grooming are required. Essential functions may require lifting a minimum of seventy-five (75) lbs., strenuous activity for extended periods of time, interior and exterior work, and working with equipment and/or chemicals
