Direct Hire; $80K - $85K plus annual bonus

Job description
Growing commercial real estate company is seeking a Commercial Property Manager for their existing portfolio of commercial properties. Responsibilities include managing all aspects of multiple building operations, project work, oversight of work order completion, third party service provider management and promptly responding to tenant requests for repairs. Traveling locally to all properties on regular basis is essential and required. Substantial experience with day-to-day property management of retail centers, industrial flex and/or suburban office buildings is a plus.

Essential Responsibilities include but are not limited to:
- Oversee daily site operation for all properties and be available on 24/7 notice in event of any emergencies
- Proactively address and resolve any operating issues to maintain a high standard level of service
- Continually evaluate levels of maintenance services and opportunities for cost efficiencies
- Coordinate and manage a team of maintenance technicians while assuring that work orders are completed on time and per protocol (including adherence to local, state or federal guidance)
- Coordinate and oversee all third party and in house maintenance services
- Monitor tenant operations to ensure compliance with lease agreements
- Maintain tenant relations and oversee any tenant related issues
- Assist with bidding and negotiating annual maintenance contracts
- Review and approved all invoices as necessary to ensure timely payment
- Assist with preparation of annual operating and capital budgets
- Document any on site incidents and assist with insurance claims processing
- Monitor all tenant fit-out work and tenant related improvements
- Maintain relations with local officials and compliance with all local/state building codes
Qualifications:
- 5-7 years of commercial property management experience with a real estate investment, development, and/or property management company
- Strong management, communication, and software skills
- Proficiency with Microsoft Office (Excel, Word) and Yardi
- A professional designation such as CPM or RPA is considered a plus
- Salary will be commensurate with experience.
