What are the responsibilities and job description for the Lead Groundskeeper needed for apartment communities position at Bi-State Management, LLC?
Bi-State Management is looking for another energetic individual to join their year-round grounds maintenance crew, to help maintain the exterior and interior of our apartment communities in Southern Indiana and Louisville. Duties include:
- Maintain all landscape beds throughout properties (pulling weeds, maintaining edging, adding plants, trimming bushes/trees, etc.)
- Removal of garbage, maintaining the grounds clean, neat and free of litter by sweeping, shoveling, raking, and cleaning the parking areas, grounds, and common areas.
- Responsible for spreading salt and removing snow and other unsafe conditions off grounds of property, including parking lots and sidewalks.
- To perform all the relevant safety and cleaning procedures and help in moving and transferring the unwanted appliances, furniture, etc. to dumpsters.
- Responsible for the care, maintenance and inventory of all grounds supplies and equipment owned by the property.
- To maintain a safe community by correcting unsafe conditions like open holes, tripping hazards, broken glasses or fences, broken lights, etc. and immediately address work orders as required to ensure completion of work as quickly as possible.
- To maintain the pool, tennis court, and other common areas, including picnic tables, grills, etc.
- To report to the Maintenance Supervisor or Property Manager about various needs that may be required, proactively identify issues or opportunities for improvement.
- Maintains maintenance and grounds shop, ensure accurate materials inventory, and reports supply needs to Maintenance Supervisor and/or designee.
- Does routine maintenance activities like changing light bulbs, painting, checking/changing furnace filters, etc.
- Completes emergency maintenance needs as required, such as flood emergencies/pump issues, etc.
- Complete additional duties as required.

Prerequisites
1) Valid / Active driver's license and proof of vehicle insurance
2) Personal vehicle to get between job sites
3) Looking for someone with Bobcat and Tree Trimming Experience
4) Physical requirements:
- Requires the ability to lift and carry groundskeeping supplies and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis, prolonged walking or standing, and frequent bending, stooping, kneeling, and reaching on a daily basis.
- Requires a full range of physical motion in order to operate manual, electrically-powered and/or gasoline-powered groundskeeping equipment and machines.
- Requires the ability to access facilities and areas which may only be accessible by climbing stairs or by climbing ladders to a height of 20 feet (e.g., for tree trimming). Must be able to move throughout assigned areas, as the work is performed primarily out-of-doors, year-round.
4) Must pass background check and drug screen
Pay Frequency:
- Biweekly starting on a Wednesday and ending on the 2nd Tuesday of that pay period to be paid out that Friday.
