ABOUT THE ROLE
Performs general preventive maintenance and minor corrective repair of buildings, water feature systems, vehicles, equipment, and grounds. Working under moderate supervision assists in building system operations. Applies several trade skills such as carpentry, plumbing, electrical, painting, heating, and cooling. This position develops in other roles such as Critical Facility Technician.
WHAT YOU’LL DO
Follow all applicable codes, regulations, governmental agency, and Company directives related to building operations and work safety. Maintains all equipment per preventive maintenance programs prescribed by manufacturer's specifications and as assigned by the Critical Facility Manager, Assistant Critical Facility Manager, or the Field Team Manager.
· Utilizing written and established SOP’s and MOP’s, perform preventative maintenance on tools and equipment, including visual inspection, cleaning, and lubrication of tools, equipment, and machines.
· Maintain maintenance inventory and requisition parts and supplies as needed.
· Utilizing existing CMMS, update all work orders with details prior to shift change so that unfinished items may be turned over to be completed.
· Follow basic safety rules including Lockout/Tagout prior to performing any work on equipment.
· Carry all equipment (e.g., keys, phones, tools, radio) to always maintain preparedness to complete work tasks.
· Performs housekeeping functions and maintains the professional appearance of the property, equipment, technician spaces, and common areas.
· Utilize BMS to handle service requests such as hot/cold calls or other non-technical issues.
· Performs daily inspections of multiple system types to ensure that the functionality of the building remains intact, and all parameters are normal prior to the start of each day.
· Assists other Maintenance Technicians and CFTs with troubleshooting and repairs of buildings and installed systems including water feature systems, kitchen equipment, roofs, plumbing, drains, shop, and HVAC.
· Complete maintenance and repair work orders using a CMMS system.
· Maintains the building lighting system, including element and ballast repairs or replacements, also performs carpentry, furniture assembly, and locksmith tasks as needed.
· Responds quickly to emergency situations, summoning additional assistance as needed.
· Perform other appropriate duties as assigned by management.
POSITION REQUIREMENTS:
- High school diploma or general education degree (GED).
- Prior experience as a Maintenance Tech in the hotel, hospital, commercial buildings, or condominium environments is a plus.
- Valid Driver’s License REQUIRED
- Basic skills with Microsoft Office Outlook, Word, and Excel.
- Ability to understand and give general instructions in standard situations.
- Operate and use necessary manual and power-driven tools.

- May require shift work, overtime, and/or on-call duties for the weekends for special programs or events.
- May require overnight stays during extreme weather or other highly critical events.
- Stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders).
- May be required to work extended periods without relief when responding to priority/emergencies (including overtime-type assignments).
- Climb ladders and stairs.
- Using platform lift to access equipment/areas greater than 10 ft.
- Ability to work shifts (4x10), (5x8), or other shifts.
Job Type: Full-time
Pay: $17.00 - $22.00 per hour
