BASIC FUNCTIONS AND RESPONSIBILITIES:
The Building Maintenance Technician will perform a variety of skilled, semi-skilled, and unskilled tasks in the maintenance, alteration and repair of buildings, related facilities and equipment. They will perform such duties according to building codes, safety regulations, and university policies.
ESSENTIAL DUTIES:
- Performs wall repair, including framing, patching, hanging, taping, texturing and painting.
- Repairs or replaces window screens and window coverings.
- Troubleshoots door problems and repairs door operation including door positioning and hardware.
- Assembles, installs and hangs pictures, whiteboard, bulletin boards, bookshelves, and like objects.
- Inspects, cleans and makes minor repairs to roofs.
- Repairs fences and gates.
- Repairs ceilings, including replacement of ceiling tiles.
- Repairs or replaces wall coverings including tile, wallpaper and paneling.
- Install various restroom related hardware items.
- Analyzes and reports conditions of mechanical equipment and service vehicles.
- Assist in transporting vehicles for maintenance or repairs as needed.
- Required to drive a Biola vehicle to off-campus job sites.
- Assist in after hours repairs and "On-Call" rotation.
Additional Job Duties:
As needed as skill levels permit, assist other trades in the overall maintenance of the campus.
Performs other duties as may be assigned, including but not limited to general building maintenance.
Supervision Received: Trades Foreman & Trades Manager
Supervision over Others: Student Workers when assigned to the technician.

Education:High School Graduation
Job Skills
In equipment handling: be competent to operate the tools and equipment of the trades in a manner consistent with industry approved safety standards.
In carpentry: general maintenance knowledge needed to meet job requirements.
Safety
General knowledge of safe working practices in the trade; ability to follow safety practices and consider the safety of fellow workers and the public.
Experience
Building Maintenance Technician requires one to two years of qualified experience of record.

WORK HOURS
