Schedule: Varying hours within our standard business hours of Monday – Friday 8:30am – 5:30pm CST and Saturday 10:00am – 5:00pm CST (with additional flexibility for Sunday when properties are open)
JOB SUMMARY
The Preventative Maintenance Technician (HVAC) performs routine inspections, maintenance, and minor repairs on heating, ventilation, and air conditioning systems to ensure efficiency, compliance, and resident comfort. This role focuses on identifying potential issues before they escalate, optimizing system performance, and coordinating with vendors for major repairs.
ESSENTIAL DUTIES

ESSENTIAL DUTIES:
- Conduct inspections of HVAC units, air handlers, thermostats, and ductwork, ensuring seasonal maintenance for cooling and heating systems.
- Replace air filters, clean evaporator and condenser coils, and clear condensate drain lines to prevent clogs and water damage.
- Test and recalibrate thermostats for accuracy, inspect smart thermostats and zone control systems, and ensure proper operation of safety controls.
- Perform leak detection tests, maintain refrigerant charge levels in compliance with EPA regulations, and document refrigerant use and disposal.
- Diagnose and address HVAC system failures, respond to emergency no-cooling or no-heating issues, and troubleshoot minor HVAC problems.
- Assess HVAC energy consumption, recommend energy-saving solutions, optimize programmable thermostats, and install insulation around components.
- Monitor and maintain proper airflow by inspecting and cleaning ducts and vents, checking electrical connections, and tightening loose wiring.
- Maintain logs of preventative maintenance schedules, document system performance, and ensure compliance with local HVAC codes and regulations.
- Complete and submit appropriate paperwork and reports timely and accurately.

QUALIFICATIONS
EDUCATION & EXPERIENCE:
- High School Diploma or Equivalent is required
- Six (6) months of work experience or training required.
- Strong ability to read and interpret HVAC schematics, wiring diagrams, and service manuals.
- Experience with diagnosing and troubleshooting HVAC systems, including refrigerant management and energy efficiency optimization.
- Previous work experience in multi-family property maintenance preferred.
- Familiarity with local building codes, safety regulations, and industry best practices for HVAC maintenance.
LICENSES & CERTIFICATIONS:
- HVAC type 1 and type 2 certifications required.
