This role involves collaborating closely with senior leadership in acquisitions and asset/portfolio management, and portfolio management to institutionalize the firm’s investment processes and strengthen portfolio and risk management capabilities. In addition, this role will develop and maintain strategic frameworks, dashboards, and analytics tools, support acquisitions by delivering rigorous market and deal analysis as well as work with the asset/portfolio management team to optimize portfolio returns and guide capital decisions.

- CANI: Partner with Acquisition and Asset & Portfolio Management teams to constantly improve underwriting, market selection, and risk assessment across all investments.
- Pricing & Timing: Provide guidance on appropriate pricing strategies and timing of acquisitions/dispositions.
- Risk Assessment: Identify potential risks (economic, policy, operational) that could impact performance, and model scenarios to gauge the effect on overall portfolio returns.
- Market Risk Prioritization: Formalize and rank various target markets based on risk-adjusted return potential, helping leadership allocate resources efficiently.
- Stress Testing: Conduct scenario analyses (e.g., interest rate shifts, economic downturns) to inform capital structure decisions, investor alignment, and risk mitigation strategies.
- Post-Mortem Attribution: Perform retrospective analyses to separate market-driven returns from operational value-add, and extract lessons learned for continuous improvement.
- Deal Feasibility & Due Diligence: Assist Acquisitions in the underwriting process for prospective acquisitions, verifying assumptions on property values, rent growth, cap rates, and expense projections.
- Collaboration with Acquisitions: Partner with the deal team to refine go/no-go decisions, optimize pricing strategies, and set realistic return thresholds.
- Business Plan Development: Work with acquisitions to create and update business plans for the growing pipeline of opportunities, ensuring each plan reflects solid research and risk management principles.
- Monitoring & Reporting: Evolve and improve asset- and fund-level metrics, identifying trends or issues impacting portfolio returns.
- Resource Allocation: Work with Asset Management to prioritize properties and capital projects by assessing return potential, project timelines, and investor expectations.
- Attribution Analysis: Conduct deeper evaluations of capital projects and operating initiatives to identify key drivers of success or underperformance.
- Standardization: Help drive consistency between the deal/underwriting teams and asset management processes (beyond debt integrations) to streamline workflows and elevate performance tracking.
- Opportunity Sourcing: Leverage market intelligence and professional networks to identify potential M&A targets, strategic joint ventures, or partnership opportunities that align with BKM’s expansion goals and sector expertise.
- Market Analysis: Continuously monitor and analyze trends, transaction volumes, valuations, and investor sentiment in the real estate M&A market, translating insights into actionable recommendations for senior leadership.
- Strategic Fit Assessment: Evaluate prospective partners’ portfolios, operational capabilities, and cultural synergies to determine whether they complement BKM’s existing platform and long-term strategy.
- Due Diligence & Integration: Collaborate with internal deal teams, external advisors, and functional leads to provide robust financial modeling, risk assessment, and scenario analyses in support of M&A decision-making; contribute to integration planning to realize post-transaction value.
- Executive Advisement: Prepare high-level presentations, white papers, and executive summaries to advise senior management and the investment committee on M&A prospects, challenges, and industry best practices.
- Expansion of Firm Capabilities: Work cross-functionally (and with external partners) to identify gaps or areas of opportunity where acquisitions, alliances, or joint ventures could enhance the firm’s geographic reach, service offerings, or operational efficiencies.
- Dashboard & Reporting: Create and manage interactive dashboards to monitor portfolio performance, market exposures, financing concentrations, benchmark against peer set, and other key metrics, enabling quick decision-making.
- Analytics Innovation: Engage analytics staff to develop new ways of evaluating assets and markets (e.g., broker performance, deal size, unit configuration) to enhance returns.
- Market Intelligence: Stay ahead of macroeconomic and regional trends impacting industrial real estate, creating predictive models that identify emerging opportunities and risks.
- Data-Driven Recommendations: Translate complex data sets into clear, actionable insights for investment committee discussions and broader firm strategy.
- Bachelor’s degree in Finance, Economics, or related field; MBA or Master’s degree strongly preferred. CFA preferred.
- Experience: 15 years of experience in investment research and analysis, ideally within industrial or commercial real estate. Strong preference for experience servicing as a lead portfolio manager responsible for investment decisions and risk.
- Proficiency in financial modeling and underwriting (Excel, Argus)
- Expertise in market research tools (CoStar, Real Capital Analytics, REIS)
- Expertise in data analytics and visualization platforms (Tableau, Power BI, etc.)
