Job Summary
The Director of Acquisitions will be responsible for identifying, analyzing, negotiating, and closing commercial real estate investment opportunities that align with our firm's acquisition strategy. The ideal candidate has strong financial modeling skills, market knowledge, and a robust network of industry contacts to source deals nationwide.
Key Responsibilities :
Deal Sourcing & Origination
Identify and develop off-market and on-market acquisition opportunities across targeted U.S. markets
Build and maintain relationships with brokers, property owners, lenders, and real estate professionals
Utilize market data and investment trends to proactively source value-add and core-plus strip center acquisitions
Lead initial outreach and negotiate preliminary terms with sellers and intermediaries
Underwriting & Financial Analysis
Conduct detailed financial modeling, underwriting, and cash flow projections (IRR, NOI, cap rates, DSCR, etc.)
Perform market research, rent comps, sales comps, and tenant credit analysis
Prepare and present investment committee reports with risk / reward assessments and strategic recommendations
Transaction Execution & Due Diligence
Lead negotiations, LOIs, and purchase agreements with sellers and brokers
Manage and coordinate due diligence, including lease reviews, third-party reports, financial audits, and property inspections
Work with legal, financial, and property management teams to ensure smooth transaction closings
Secure debt financing and equity funding for acquisitions in collaboration with lenders and investors
Portfolio Strategy & Asset Management Support
Track and analyze asset performance post-acquisition to optimize value-add strategies
Collaborate with the asset management team to implement leasing strategies and capital improvements
Monitor real estate market trends and identify emerging investment opportunities
Qualifications & Requirements
Required :
3-7 years of experience in commercial real estate acquisitions, investment sales, brokerage, or underwriting
Strong financial modeling skills in Excel / Argus with expertise in DCF, cap rates, and risk analysis
Deep understanding of retail and strip center market dynamics, valuation metrics, and tenant analysis
Proven ability to source and close deals independently
Strong negotiation skills and experience structuring real estate transactions
Exceptional networking abilities with a broker, lender, and ownership network
Bachelor's degree in real estate, finance, economics, or a related field
Preferred :
Existing relationships with brokers, lenders, and property owners in target markets
Experience with financing strategies and structuring debt / equity deals
CCIM, CFA, or real estate investment certifications are a plus
Compensation & Benefits
Base Salary : $90,000 - $120,000 (Depending on Experience)
Bonus Structure : $40,000-$60,000 (Performance-Based)
Equity Participation : GP profit share on sourced deals
Flexible Work Environment – Based in Columbus but open to remote deal sourcing
