What are the responsibilities and job description for the Maintenance Specialist position at Blankenship Equipment?
Blankenship Equipment Repair seeks a “Jack or Jill of all trades” to manage a variety of maintenance duties to support their industrial equipment yard, offices and homes on the property.

- Keeping the Blankenship buildings and property in good working order.
- Changing lights and ballasts in all buildings.
- Cleaning and/or pressure washing siding, roof, decks and ramp.
- Replacing and upgrading interior and exterior lights.
- Landscaping and pest control, mowing and trimming trees.
- Maintaining gravel driveway, de-icing all walkways in inclement weather.
- Maintaining and cleaning signage.
- Occasional parts runs.
- Possible construction of fences, decks, carports, garages and various landscaping improvements.
- Should have experience in all construction aspects, be able to pour foundation, secure structural beams, roofing and electrical.
- Performing quality checks on HVAC, air conditioning, plumbing, electrical systems and generator. Checking and responding to security and safety issues.
- Testing and recommending new maintenance products.
- Maintaining all landscaping equipment, tractors, woodchipper, weed eaters, etc and keeping an inventory of cleaning and repair supplies.
- Clock in and out of specific work orders.
- Run errands and purchase parts on approval of supervisor while providing pictures of receipts along with work order numbers .
- Potentially move and lift items needed to perform work.
- Obtain forklift certification.
- Redirecting requests for work that comes in from others over to your manager.
- If tasks require completion by a contractor, the ability to monitor and supervise that contractor.
- Other tasks as assigned by your reporting Manager.
- A minimum of 5 years in the home and or building construction or maintenance industry.
- Strong communication skills.
- Ability to work independently and within specified time and task parameters.
- Ability to perform and keep work areas safe while performing work orders with both common sense plus past experience.
- Working hands on knowledge of home and building repairs.
- The ability to lift a minimum of 50 lbs.
- A current certification or ability to obtain forklift certification.
- Ability to climb a ladder or work on scaffolding.
- Ability to read and follow directions equipment manuals.
- Ability to research and self-educate and articulate approaches to supervisor on more complicated tasks.
- Must have the ability to follow directions, judge timing on tasks and communicate with their supervisor if overages or specific parts or equipment is needed for the job.
- Valid Driver’s License

- Forklift Certification Card (Training available upon employment)
Summary of Benefits for Full time Employees:
Hours are typically 8:00 to 5:00 Monday through Friday (with an hour unpaid lunch) at our office located halfway between Auburn and Enumclaw. Pay may be raised at any time on a merit basis. All wages are reviewed annually.
- Personal Sick and Safety Time (PSST): Accumulates from first day of employment at 1-hour for every 40-hours worked.
- Vacation: (40-Hours Vacation after 6-months. 80-Hours after one full year with incremental annual increases up to 4-weeks is policy.) For Stephanie, we would start where she left off at 16 days’ vacation and accumulating vacation per current policy.
- Health Insurance: Available after sixty days of employment. Company pays 75% of employee premiums. Employee has the option of a Health Savings Account (HSA) program or a traditional Health Insurance program.
