Key Responsibilities:
Title Abstracting:
  • Abstract title information from various documents to create a comprehensive and accurate summary of the property's ownership history (chain of title), tax, lien and ownership information.
  • Analyze the search findings to confirm accurate transfers of title.
  • Present findings in a clear and organized manner.

Document Review:
  • Review and interpret legal documents, such as contracts, deeds, surveys, and easements, to extract pertinent information for the title report.
  • Identify discrepancies or irregularities that may affect the title.

Title Report Generation:
  • Draft detailed title reports based on the results of title examinations.
  • Clearly communicate the status of the title, any potential issues, and recommended actions.

Communication with Stakeholders:
  • Communicate with clients, real estate professionals, underwriters, and attorneys to gather necessary information and provide updates on title examination progress.
  • Address inquiries related to title reports.

Title Insurance Coordination:
  • Work with title insurance companies and underwriters to address any concerns or requirements related to title insurance policies.
  • Provide information necessary for policy issuance.

Quality Assurance:
  • Analyze the search to confirm accurate transfers of title.
  • Conduct quality assurance checks to ensure the accuracy and completeness of title reports.
  • Verify that all relevant information has been captured.

Collaboration:
  • Collaborate with real estate attorneys, title companies, and other professionals involved in residential real estate transactions.
  • Communicate effectively with internal and external stakeholders to facilitate the closing process.

Experience:
* 1-2 years experience in real estate title, as a title processor, abstractor or relevant residential real estate position.
  • Familiarity with local and state-specific title examination processes.
Legal Knowledge:
  • Strong understanding of real estate law, particularly in the context of title examinations.
  • Knowledge of relevant laws, regulations, and industry standards.
Title Examination Skills:
  • Proficiency in conducting comprehensive title searches and examinations for residential properties.

  • Familiarity with online public records and databases.
