Key Responsibilities:

Title Insurance:

  • Coordinating the receipt of title insurance binder for closing and collecting the appropriate premiums.
  • Reviewing the title binder and satidfying all requirements prior to closing.

Document Drafting:

  • Preparing and drafting legal documents essential to land acquisitions, including contract assignments, deeds, releases, lien waivers and other transaction-related documents. (Performed under the supervision of an attorney.)

Transaction Coordination:

  • Coordinating and managing various aspects of the land acquisition process, including communication with clients, real estate agents, surveyors, and other professionals involved in the transaction.

Due Diligence:

  • Assisting in the due diligence process by gathering and organizing information related to the property, such as environmental assessments, land surveys, and property appraisals.

Contract Review:

  • Reviewing and analyzing contracts; tracking deadlines, delivery schedules, and milestones.

Client Communication:

  • Communicating with clients to update them on the progress of the land acquisition, address their concerns, and provide necessary information to facilitate decision-making.

Document Management:

  • Organizing and managing legal documents, maintaining a well-organized filing system, and ensuring that all documentation is accurate and up-to-date.

Compliance:

  • Ensuring compliance with all company policies and procedures.

Closing Assistance:

  • Providing support during the closing process, including coordinating and completing the finalization of documents, facilitating the transfer of funds, and ensuring the proper recording of deeds and other legal instruments.

Objectives:

Efficient Transaction Processing:

  • Ensure that land acquisition transactions progress smoothly and efficiently, meeting all established timelines and deadlines.

Risk Mitigation:

  • Identify and address potential legal risks and issues associated with land acquisitions to protect the interests of clients and the integrity of the transaction.

Accurate Documentation:

  • Produce accurate and legally sound documentation to support land acquisition transactions, minimizing the risk of disputes or legal challenges.

Client Satisfaction:

  • Foster positive client relationships by providing excellent communication, addressing client concerns, and delivering high-quality legal support throughout the land acquisition process.

Adherence to Legal Standards:

  • Uphold the highest ethical and legal standards in all aspects of the role, ensuring compliance with professional codes of conduct and legal regulations.

Team Collaboration:

  • Collaborate effectively with attorneys, real estate agents, and other professionals involved in land acquisitions to achieve seamless coordination and successful transactions.

Qualifications:

Experience:

  • Previous experience in real estate law or land acquisitions is highly beneficial. Practical knowledge of the legal aspects of real estate transactions is valuable.

  • Due to the complexity of legal documents and the potential impact of errors, a high level of attention to detail is necessary to ensure accuracy in all aspects of the work.

Salary Details

  • Full-time, Salary Non-Exempt
  • $85,000
  • Years of experience: 1 years of relevant title experience
  • Primary trainer for all lower tiered employees
  • Capable of running team meetings in managers absence
