Role Overview
Blue Heron is seeking a proactive, organized, and detail-oriented candidate to join our team as an Asset Management Senior Associate or Vice President. This person will participate in all aspects of managing the operations of apartment communities within the Blue Heron portfolio, including leading communications with onsite staff, executing value creation strategies, and analyzing key performance indicators (KPIs) across the portfolio. This position will report to the Director of Asset Management. This full-time role is based in Blue Heron’s Raleigh, NC office and will require periodic travel to properties within Blue Heron target markets.
Key Responsibilities
- Lead day-to-day asset management tasks and initiatives at Blue Heron owned properties.
- Support creation and lead execution of asset strategies across properties to maximize net operating income (NOI), maintain high occupancy, and optimize asset value.
- Lead regular (weekly and bi-weekly) asset management calls and serve as the main point of contact for property onsite teams.
- Work with onsite teams to execute operational initiatives, value-add plans, and capital improvement projects.
- Monitor, analyze, and report operational and financial key performance indicators (KPIs) through review of weekly property level reports and monthly financials.
- Assist in creation of annual budgets at each operating property.
- Monitor market trends and comparable property data. Regularly conduct and report comparable property analyses.
- Conduct regular onsite property visits of Blue Heron owned properties. Conduct periodic comparable property tours.
- Support acquisition team during due diligence process, including conducting operational due diligence of acquisition targets.
- Support development team during pre-leasing phase.
- Provide operational insight during design phase for new development projects.
Candidate Qualifications
- 5-10 years of experience in multifamily asset management, property management, or a related field.
- Strong understanding of multifamily property operations and a proven track record of managing and improving multifamily properties.
- Bachelor’s degree preferred.

- Proven ability to manage multiple assets or projects and coordinate stakeholders (onsite management teams, contractors, accounting/finance, etc.).
- Demonstrated ability to identify challenges and develop solutions.
- Excellent written and verbal communication skills.
- Strong organizational and time-management skills to manage multiple tasks and meet deadlines.
- Willingness to travel for property visits. Note: most travel will occur during normal business hours.
- Experience with property level operational and financial data, including budgeting process.
- Ability to build and maintain positive relationships with onsite teams and colleagues.
- Effective problem-solving skills.
- Adaptability to thrive in a dynamic environment and manage changing priorities.
- Openness to feedback for professional growth.
