POSITION TYPE: Full-time, nonexempt, non-permanent
SCHEDULE: Up to 40 hours/week, depending on contract funding

JOB SUMMARY: The Housing Technician is responsible for the safe and quality installation of insulation in residential buildings; for performing general carpentry, landscaping, and maintenance duties, including detail-cleaning of rental units; and may audit homes for weatherization and lead-based paint at various properties and housing rehabilitation job sites. Housing Technician must be able to work independently and as part of a crew team to participate in workload planning, coordinating work with subcontractors, and coordinating work with homeowners/occupants. Must be a self-starter with demonstrated work ethic, the ability to organize work efficiently and effectively, and, when necessary, assume a leadership role in planning and scheduling. Must successfully complete and maintain lead-based paint and weatherization training (provided by BMAC). Must comply with all agency and other policies. Ability to work effectively under the supervision of team lead is key.
OVERVIEW OF RESPONSIBILITIES: Includes, but is not limited to:
- Safely and effectively install and replace insulation in residential buildings, working both inside and outside, in confined spaces such as attics, crawl spaces, and basements.
- Perform a variety of carpentry, landscaping and maintenance tasks. Examples include (but are not limited to) repairing and installing doors and windows, patching walls, preparing for and painting units, building steps and porches, replacing sub-floors, constructing wheelchair ramps, repairing irrigation systems, cleaning, moving appliances, performing other necessary repairs to homes or rental units, and detail-cleaning to ensure the rent-readiness of units being turned after maintenance has been completed.
- Work independently and as part of a team to complete all required job duties.
- Participate in a team that plans workloads, follows job assignments, coordinates work with subcontractors and homeowners or occupants and ensures work is performed in an efficient and quality manner.
- Maintain a safe and clean work environment.
- Assist with the maintenance and storage of various tools, vehicles and equipment.
- Consistently and properly utilize Personal Protective Equipment and other safety protocols and mechanisms to maintain the highest level of personal and worksite safety in all activities.
- When assigned, share on-duty phone responsibilities every 6-8 weeks.
- Respond to calls/requests (Tuesday-Monday) as they arise
- Attendance expectations:
- Demonstrate regular and reliable physical attendance, requesting any scheduled leave in advance and any unscheduled leave with the supervisor as soon as reasonably possible.
- Attend all scheduled staff meetings.
- Attend training sessions as required by the funding source or the agency.
- Attend any other meetings or trainings as required.
- Performs other related duties as assigned
QUALIFICATIONS:
Education & Experience
Relevant experience and/or education may be substituted for either education or work history.
- High school diploma or equivalent
- Experience in, and/or knowledge about, working in a maintenance/construction-related field.
- Insulation installment experience preferred.
- Knowledge of carpentry, construction, maintenance practices.
- Bilingual (English/Spanish), preferred.

Certifications
- Valid driver’s license, satisfactory driving record. Must provide own vehicle for travel and maintain current auto insurance.
- CPR and First Aid training certification (or willing to complete training in first 3 months of employment).
WORK ENVIRONMENT: Indoors and outdoors at various construction/property sites within Blue Mountain Action Council’s multi-county service area. Work is performed at various construction/property sites in all weather conditions. Requires working in confined spaces, such as beneath floors, in crawl spaces, and in attics. Requires working on roofs or in other potentially dangerous and hazardous areas. Work includes being exposed to dusty, wet, muddy, poorly ventilated, and sometimes unsanitary conditions. Some out-of-area travel for training.
Work up to 40 hours/week; may work up to 12 hours some days, depending on work and location of jobs. As a normal part of the work, the employee will be required to respond to on-call after-hours work requests on a rotating basis with other team members.
PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the job's essential functions. Reasonable accommodations may be made to enable individuals to perform essential functions.
Ability to perform physical work in the conditions described above. Ability to lift up to 75 lbs. Ability to climb, reach, stoop, bend, and carry objects. Ability to safely operate power tools such as drills, saws, etc.
