SUMMARY: Ensures maintenance and repair of physical structures by performing the following duties:

ESSENTIAL DUTIES AND RESPONSIBILITIES: An individual must be able to perform each essential duty satisfactorily.   • Oversees maintenance and repair services. This includes but is not limited to: the collection of maintenance requisitions from all units and departments, review and assignment of requisitions, monitoring for adequate and timely completion.
  • Promptly responds to emergency needs. Assists the Executive Director/designee in establishing procedures to ensure the availability of portable water in essential areas in the event of loss of normal water supply. Coordinates facility fire and disaster drills. In the event of an emergency, carries out assigned duties to assure resident and employee safety.
  • Monitors the performance of maintenance staff by observing staff on all units, on all shifts and interviewing facility staff, residents, and families. Performs quality assurance functions, including regular compliance rounds.
  • Regularly communicates with Executive Director/designee regarding physical plant, equipment, personnel and budget issues, and makes recommendations regarding the same. Develops adequate staffing plan. Assists in department budget development, including provision of financial information to Executive Director/designee.
  • Ensures routine performance of preventative maintenance. This includes but is not limited to implementation of the following: preventative maintenance program for physical plant and equipment, pest control system, testing and/or maintenance inspection schedule for emergency power system(s), essential equipment, resident call system, hot water system, and ventilation or other basic systems.
  • Maintains adequate and comfortable lighting level appropriate for tasks, without glare, ensuring lighting supports independent functioning and task performance of residents.
  • Posts signs to identify smoking and non-smoking areas as appropriate.
  • Performs quality assessment and assurance functions, including but not limited to: serving on quality and assurance and other committees, as directed; conducting routine inspections; reviewing findings; implementing corrective measures as appropriate.
  • Ensures department follows safety and reporting procedures. Monitors staff for compliance with Ergonomics Guidelines and OSHA mandates on workplace safety, including hazard communication and blood borne pathogens. In cases of workplace exposure, provides immediate first-aide and refers employee to appropriate facility staff member for post-exposure follow-up. Promptly and appropriately reports incidents and injuries to staff, residents, or third parties.
  • Ensures proper documentation is maintained. This includes but is not limited to: completion of required documentation and record keeping of maintenance activities, and auditing records of maintenance staff for accuracy and completeness.
  • Assists with development and update of maintenance policies and procedures to reflect the philosophy of the facility, professional standards, and legal requirements.
  • Participates with Executive Director/designee in survey processes by: instructing staff regarding conduct and disclosure, reporting, being present at all times surveyors are on-site, directing prompt responses to requests for information, and undertaking corrective action, if appropriate.
  • Maintains and applies current skills and knowledge through continuing education and in-service programs.
  • Carries out responsibilities in compliance with federal, state, local laws and regulations, and with facility philosophy, policies and procedures.
  • Ability to read and interpret technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from residents, regulatory agencies, or members of the business community. Ability to present information to management effectively. Must be able to speak, understand and read the English language to the extent necessary to safely and properly care for physical plant and supervise employees.
  • Excellent interpersonal skills with high level of energy and enthusiasm. Ability to organize, document, and implement detailed programs.
  • This position requires standing, sitting, stooping, pushing, pulling, lifting up to 75 pounds or more, bending, climbing, twisting upper body, walking, running, carrying, listening, talking, use of telephone, and exposure to medical equipment and persons with risk of illness.
SUPERVISORY RESPONSIBILITIES:
Directly supervises employees and carries out supervisory responsibilities in accordance with the facility policies, practices, procedures, and applicable laws. Responsibilities include: interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Must consistently use discretion and independent judgment.

EDUCATION and/or EXPERIENCE:
High school diploma or general education degree (GED); or two to four years related experience and/or training; or equivalent combination of education and experience. Meets federal and state requirements.

CERTIFICATES, LICENSES, REGISTRATIONS:
Driver’s license per facility requirements preferred.
