Position Summary
We are seeking a Maintenance Technician to perform a variety of property maintenance duties, ensuring high standards of safety, functionality, and customer service. The role involves completing repairs, conducting preventive maintenance, and maintaining the overall curb appeal of the assigned apartment community.
Essential Job Functions
- Adhere to company policies and Federal Fair Housing requirements.
- Perform maintenance and repairs in electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance.
- Conduct carpentry work, including wallboard repair, countertop/cabinet replacement, window/glass repair, and door/lock repair.
- Inspect and maintain property grounds, buildings, and common areas to meet cleanliness and safety standards.
- Assist in managing property emergencies, including inclement weather, fires, and floods.
- Execute preventive maintenance schedules.
- Communicate maintenance issues to the Property Manager promptly.
- Ensure compliance with safety and risk management regulations.
- Operate and maintain maintenance tools and equipment safely.
- Complete required training and certifications.
- Perform unit turnovers and maintenance service requests efficiently.
- Participate in on-call/emergency maintenance rotations.
- Assist in vendor management and quality control.
- Monitor and maintain inventory of maintenance supplies.
- Deliver resident communication as needed.
- Promote resident satisfaction through excellent service and property upkeep.
- Contribute to resident retention efforts.
Other Responsibilities
- Foster positive relationships with residents and community agencies.
- Complete special projects as assigned by management.
- Maintain adherence to company policies regarding documentation and safety.
- Ensure property cleanliness and maintenance standards.
Preferred Qualifications
- Fair Housing Certification (within the past year).
- 1-3 years of experience in affordable housing maintenance.
- Knowledge of REAC/NSPIRE inspections.
Required Qualifications
- High school diploma or equivalent.
- Minimum 1 year of experience in property maintenance or a related field.
- Proficiency in English (reading, writing, and conversation).
- Basic proficiency with Microsoft Office Suite.
- Ability to operate basic office equipment (tablet, printer, phone).
- Strong focus on customer service and teamwork.
- Ability to multitask and work under pressure.
- Understanding of Fair Housing laws.
- Must maintain confidentiality and professionalism.
- Valid driver’s license, insurance, and reliable transportation.
- Ability to comply with company dress code and safety regulations.
- Flexibility to work overtime, weekends, and on-call shifts as needed.
- Willingness to travel to different property locations.
Working Conditions & Environment
- Ability to lift/move up to 75 lbs.
- Climb ladders and stairs; perform overhead work.
- Stand, walk, sit for long periods; bend, kneel, and lift.
