Job Description
The Senior Marketing Manager will lead and coordinate the marketing efforts for all the companies on the East Coast, including select guest facing marketing (property listings, website) as well as serving as direct contact with existing relationships with our third party design firms, and SEO/AdWords firms with the goal of increasing company profit through sales strategies, marketing campaigns and increased brand awareness. This position will work closely with the Senior Marketing Manager (West), the Creative Director, and VP of Marketing.
Compensation
Salary: $56,000 $2,000 bonus opportunities at year’s end. Annual performance/salary review. Position will still receive Bluewater Vacation Rental holidays & benefits per the employee handbook for the first year of new position, but this is subject to change at any time.
Duties & Responsibilities
Website Management & Content Updates:
- Oversee the websites for all four East Coast markets, including managing ICND support tickets.
- Utilize Track PMS to upload property photos and descriptions, manage amenities, and control third-party booking channels.
- Manage website content, including property information, sale banners, announcements, and updates via ICND.
- Create and update web pages and content to improve SEO and the user experience.
- Oversee the final completion of the new Bluewater website via ICND, ensuring all marketing objectives are met.
Property Listings & Distribution:
- Write and maintain unique, accurate property descriptions across all third-party booking channels (VRBO, Airbnb, Booking.com, Marriott).
- Ensure the distribution and ongoing management of vacation rental listings across these channels.*
- Upload property images, maintain a cohesive image library, and ensure high standards for photography. *
- Regularly review property listings for missing photos, outdated details, and suggest improvements.*

Collaboration with Teams:
- Work closely with Property Managers to ensure accurate listings and to meet photo/owner requests.
- Collaborate with the Business Development team to onboard and offboard properties.
- Provide input at senior management meetings regarding revenue strategies and marketing initiatives.
- Coordinate with internal teams (Marketing, Reservation, Guest Experience, Owner Relations) to communicate promotions, sales, and updates.
Photographer Relations & Image Editing:
- Partner with local photographers to request photo shoots and ensure adherence to photography standards.
- Extract and edit still images from Matterport tours to meet brand guidelines and upload to Track.
Promotions & Sales Strategy:
- Activate sale banners in ICND to promote property-specific sales and announcements.
- Manage and communicate ongoing promotions and strategies across internal teams.
- Add, remove, and test promotional coupons within Track.
Marketing Analytics & Strategy:
- Regularly monitor RGT sheets for under- or over-performing listings and collaborate with the Marketing Team on targeted marketing strategies.
- Work with third-party contractors for SEO management, including PPC, retargeting, site health checks, and link-building (starting in mid-2025)
- Ensure timely adjustments to marketing strategies to enhance bookings.
Skills & Attributes
- A minimum of 5 years experience working in the vacation rental industry or related hospitality sector, with a deep understanding of market trends, guest expectations, and effective property marketing strategies.
- Strong experience with vacation rental management software and systems, including Track PMS, ICND, Breezeway, and Key Data, with the ability to quickly adapt to new tools and technologies.
- Proficient in Microsoft Office Suite (Word, Excel, PowerPoint, Outlook) and Google Workspace (Drive, Docs, Sheets, Gmail).
- Experienced in using Canva or similar design tools to create marketing materials and website content, with a keen eye for detail and brand consistency.
- Familiarity with tools such as Adobe Creative Suite (Photoshop, Illustrator, InDesign) or other design/editing software is a plus.
- Comfortable adapting to evolving software systems and processes, with a focus on learning new technologies to improve efficiency and accuracy in data entry and reporting.
- Exceptional written communication skills for crafting clear, engaging, and SEO-optimized property descriptions, marketing content, and promotional materials.
- Knowledgeable in SEO practices and best practices for content optimization, with the ability to increase organic search traffic and improve property visibility.
- Familiarity with PPC, retargeting, and online advertising strategies for maximizing property exposure on third-party booking sites and company websites.
- Must possess a current driver’s license and be willing to drive company vehicles when required.
- Will visit markets as needed.
