Property Maintenance Job Summary
The Maintenance Technician is responsible for routine and preventative maintenance in order to maintain the physical integrity of the property. Primary responsibilities are cleanliness and upkeep of property grounds, amenities, buildings, streets, equipment, utility systems. Essential functions and responsibilities may vary from time to time to meet the needs of the Property and Residents.
Essential Responsibilities
- Conduct regular inspections of the community to identify maintenance needs.
- Ensure all common areas are manicured properly. Regularly treat weeds, mow, weed whip, rake leaves, plant flowers/shrubs ensuring that landscape beds are free of weeds, trim shrubs and hedges and perform all other lawn care services as necessary.
- Plowing, shoveling and treating roadways, drains, hydrants and community buildings.
- Ensure that trash and debris is picked up daily from all common areas, playgrounds, streets, etc.
- Maintain vacant sites, including removal of litter, mowing, trimming and leaf removal.
- Maintaining streets, sidewalks, driveways, and parking areas.
- Maintain infrastructure including water and sewer systems, electrical systems. Infrastructure maintenance includes clearing and ensuring all drains are free of debris, replacing underground water lines, replacing water meters, asphalt patches, replacing light bulbs, light posts, light sensors, etc.
- General maintenance and cleaning of all building's interior and exterior including power washing, drywall repairs, painting, window washing, weed pulling, pest control, concrete repairs, landscape, etc.
- Empty common area trash containers as needed.
- Respect Park owned inventory. Routine equipment and vehicle inspections and maintenance, including trucks, lawn equipment, plows, etc.
- Inspect clubhouse and playground area and equipment, to ensure proper operation where applicable.
- Perform daily, weekly or monthly maintenance duties related to water system, sewer system or on-site water meters, well house, etc. if applicable. Including reading, repairing, and installing meters.
- Strong knowledge of various hand tools, power equipment and commercial machinery.
- Strong knowledge of plumbing, electrical, carpentry and grounds maintenance
- Follow safety procedures while performing duties, use of PPE (Personal Protective Equipment), OSHA (Occupational Safety and Health Administration) requirements, MSDS (Material Safety Data Sheet) protocols, flammable storage, equipment & vehicle operation.
- Always maintain a clean and organized work area.
- Available to respond to after-hours maintenance emergencies.
- Professionally communicate with residents when approached or onsite.
- Immediately reports park issues or concerns to onsite Management.
- Manages, maintains, and communicates schedules, project progress and completion.
- Implements plan and gathers cost estimates for supplies, material, and project cost.
- Adheres to Management scheduling, timeline, and approved cost.
- Reports changes in operation as necessary to best meet daily, weekly, or monthly deadlines.
- Assists Manager with obtaining bids from outside contractors, as well as oversees contractor work for completeness.
- Perform other duties and special projects as assigned.
A Criminal Background Check, Drug Test and Drivers License is required.
