Maintenance Technician - General Application

Core Responsibilities:

Responsibilities described in this section are fundamental to success in this position.

• Performs preventive maintenance procedures on buildings/equipment/work sites on a scheduled basis; inspects belts, check fluid levels, replace filters, repairs or replaces broken parts
• Perform carpentry work in repair of structures such as office furniture, walls, doors, window frames, desks, cabinets
• Identifies and performs repairs of plumbing leaks or breaks; opens clogged lines and drains; replaces washers and other minor parts
• Installs, troubleshoot, repair and maintain facility equipment specific to car dealerships such as compressors, vehicle lifts, generators, etc.
• Replace broken windows; repairs doors, door locks and closets, installs window blinds
• Moves and assists in moving furniture and equipment; connects appliances
• Assist in mounting wall marker boards, pictures and other necessary projects as required
• Exercises discretion in identifying projects requiring the services of a higher skilled crafts person; assists in obtaining quotes and arranging for services of outside vendors as needed
• Complete weekly/monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures
• Respond to maintenance requests as required
• Manage current inventory of all supplies, equipment and company assets related to job duties
• Use tools ranging from common hand and power tools, such as hammers, hoists, saws, drills and wrenches
• Inspect, conduct building walk through and evaluate the physical condition of the facility/property and make necessary recommendations and repairs
• Maintain clean, safe and orderly building and work sites
• Work is conducted primarily in Oklahoma City
• Work hours are 7:30 am to 4:30 pm Monday through Friday. 
• Occasional on call nights, weekends and/or holidays being able to respond to a maintenance call within 1 hour.

Knowledge, Skills and Abilities:

• Knowledge of machines and tools, including their designs, uses, repair and maintenance
• Knowledge of materials, methods, and the tools involved in the construction or repair of offices buildings or other structures
• Knowledge of occupational hazards and necessary safety precautions applicable to building maintenance work
• Knowledge of carpentry, plumbing, electrical and grounds keeping
• Use and care of hand tools and power equipment necessary to perform various building maintenance and repairs
• Determine the kind of tools and equipment needed to do a job
• The ability to perform physical activities that require considerable use of arms and legs and moving whole body, such as climbing, lifting, balancing, walking stooping and handling of materials
• The ability to analyze information and evaluate results to choose the best solution and solve problems
• Requires being reliable, responsible, and dependable and fulfilling obligations
• Excellent written and verbal English communication skills
• Able to effectively manage time and prioritize projects in order to meet established deadlines
• Demonstrate basic computer knowledge through effective use of a personal computer including Microsoft Office applications. Able to learn company specific applications
• Able to work and communicate effectively and professionally with all levels of co-workers, clients, and other external contacts
• Basic computer skills – including ability to respond professionally in email, phone conversations, text messages, etc.

Minimum Qualifications:

The requirements listed below are the minimum degrees, certifications, knowledge, skill, and/or ability required of this position.

• High School Diploma or GED
• Completion of a trade apprenticeship preferred
• Minimum 3 to 5 years prior work experience
• Valid driver’s license without restrictions that affects your ability to operate company owned vehicle(s) and ability to maintain a clean driving record.
• Must be able to pass a pre-employment drug urinalysis screen

• Employee works requires heavy vehicle traveling and working in/out of field office areas. The employee is frequently required to sit and/or stand for long periods; use hands to finger, handle, or feel’ reach or lift with hands and arms up to or more than 75 pounds, talk or hear, follow directions, and work in collaboration with others. The employee is required to stand; climb or balance; and stoop, kneel, crouch, crawl and lift or move up to or more than 75 pounds. Specific vision abilities required by this job include close vision; distance vision; and ability to adjust focus.

• Normal office environment and conditions related to travel by personal vehicle
• While performing the duties of this job, the employee may be exposed to moving mechanical parts and fumes or airborne particles.  The employee is occasionally exposed to extreme heat or cold, toxic or caustic chemicals and risk of electric shock
