Leasing Agent - Bob Schmitz Properties
Location: Durham, NC (on site)
Schedule: Monday-Friday, 8:00 AM - 5:00 PM; approximately one weekend per month checking voicemail from home (or wherever you happen to be!) to handle emergency maintenance dispatching.

What You’ll Do:
Leasing and Tenant Relations
- Develop an in-depth understanding of our property portfolio to confidently present units to potential renters.
- Follow up on leads and respond to inquiries via phone, email, and in person.
- Show available units and provide accurate information on properties, locations, and leasing terms.
- Screen prospective tenants, perform credit checks, and verify references.
- Prepare and execute lease agreements, ensuring all documentation is accurate and compliant.
- Collect application fees, security deposits, and pet fees.
- Build and maintain positive relationships with tenants, addressing inquiries and negotiating lease renewals proactively.
Marketing and Advertising
- Develop and implement effective marketing strategies to maintain 100% occupancy.
- Post and manage property listings across multiple platforms, ensuring accuracy and timeliness.
- Create and distribute marketing materials, including yard signs and flyers, to attract tenants.
- Monitor and maintain the company’s website and property databases, keeping all listings updated.
Property Coordination
- Collaborate with the Property Manager to ensure units are move-in ready, coordinating repairs, cleaning, and utility transitions.
- Conduct property inspections to suggest improvements that enhance rentability and value.
- Facilitate smooth move-in and move-out processes by managing keys, inspections, and necessary paperwork.
Administrative Support
- Assist with office duties such as processing rent payments, answering calls, and providing exceptional customer service to visitors.
- Maintain organized records of tenant communications, applications, and property details.
What We’re Looking For:
- Strong interpersonal and communication skills with a customer-first approach.
- Detail-oriented with excellent organizational and multitasking abilities.
- Proficient in MicroSoft Office and other technologies. The ideal candidate will be proficient with property management platforms such as AppFolio or Yardi.
- Familiarity with local, state, and federal real estate regulations.
- Prior experience in leasing, property management, or customer service preferred.
