We are seeking a highly motivated, experienced self-starter for our Community Manager position overseeing three properties in the Core Seattle area. The Community Manager is fully accountable for all community operations. This role is responsible for effectively managing and coordinating personnel, activities, and available resources to achieve community objectives set by the Regional Property Manager and property owner. These objectives include maximizing occupancy levels and enhancing community value.

Duties & Responsibilities

General Operations

  • Conduct all business in accordance with TMI policies and procedures, as well as Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.

Financial

  • Assist in creating annual budgets in conjunction with the Regional Property Manager and ensure adherence to established budget guidelines.
  • Maintain and report monthly variances and narratives.
  • Ensure all rents are collected and posted in a timely manner, and that bank deposits are made and reported to corporate daily.
  • Manage evictions, utility cut-offs, and landlord liens as needed for delinquent rents.
  • Maintain vendor and contractor communications regarding work scheduling, billings, vendor relations, and certificates of insurance.
  • Approve and submit all invoices to the corporate office for payment.
  • Make rental rate recommendations to the Regional Property Manager.
  • Human Resources

  • Hire, train, motivate, and supervise on-site staff to achieve community operational goals.
  • Conduct new employee orientation and ongoing training, including performance evaluations and timesheet approvals.
  • Provide comprehensive feedback to non-performing employees and facilitate disciplinary procedures as needed.
  • Conduct ongoing training for office staff, including leasing paperwork and workplace safety.
  • Safety

  • Report all liability and community incidents to the corporate office immediately.
  • Ensure all workers’ compensation claims are reported with proper documentation.
  • Complete required safety checklists with the maintenance staff.
  • Administrative & Office Management

  • Ensure lease files are complete and executed properly, approving all leases in writing.
  • Maintain proper office opening schedules and ensure the office and model apartments are in optimal condition.
  • Attend quarterly corporate management meetings.
  • Maintain daily, weekly, and monthly records of management activities and submit required reports to corporate.
  • Resident Relations

  • Maintain a strong customer service approach in all resident interactions.
  • Conduct periodic move-in and move-out inspections with residents.
  • Review notices to vacate to determine reasons for move-outs.
  • Implement policies and procedures to enhance resident communication regarding complaints, service requests, and other concerns.
  • Maintenance & Property Condition

  • Conduct regular physical inspections of the community, including vacant apartments.
  • Update vacancy status boards daily and coordinate with maintenance and make-ready staff for timely unit turnover.
  • Work closely with the Maintenance Supervisor to monitor and schedule all maintenance activities.
  • Marketing & Leasing

  • Conduct monthly market surveys and provide trend reports.
  • Monitor competitor properties and stay informed about neighborhood market conditions.
  • Welcome and tour prospective residents, handle leasing inquiries, and complete necessary leasing paperwork.
  • Stay updated on market and industry trends through trade publications and professional organizations.
  • Requirements :

    Qualifications & Compensation Qualifications

  • Minimum three years of on-site property management experience, with at least one year as a Community Manager.
  • Strong background in staff supervision with a proven track record of success.
  • Proficiency in Google Workspace and AppFolio Rental Systems.
  • Must be skilled in financial reporting and analysis.
  • Work Hours & Compensation

  • Full-time, salaried position with a pay range of $80,000 - $85,000 / year DOE.
  • Commission and bonus opportunities available.
  • Must be available on weekends as needed for staffing coverage and emergencies.
  • Driving / Traveling Requirements

  • Frequent need (20%-25% of the time) to use personal transportation for property inspections, neighborhood assessments, and corporate office visits.
  • Must have a valid driver’s license and automobile insurance.
