Position Summary

The Maintenance Supervisor is responsible for overseeing all aspects of property maintenance, ensuring that the community remains in optimal condition while providing a safe and comfortable living environment for residents. This role requires strong leadership, technical expertise, and the ability to manage multiple priorities efficiently. The Maintenance Supervisor leads a team, coordinates daily maintenance operations, and responds promptly to service requests, emergencies, and after-hours calls.

Key Responsibilities

Maintenance & Repairs

Oversee and perform general maintenance tasks, including plumbing, electrical, HVAC, carpentry, and appliance repairs.

Ensure all service requests and work orders are completed accurately, efficiently, and in a timely manner.

Conduct routine property inspections to identify maintenance needs and ensure compliance with safety and cleanliness standards.

Monitor and maintain all building systems, ensuring proper operation and preventive maintenance schedules.

Assist with unit turns, including painting, repairs, and cleaning to prepare apartments for new residents.

Troubleshoot and resolve emergency maintenance issues, responding promptly to after-hours calls.

Team Leadership & Supervision

Lead, train, and mentor a team of maintenance technicians, ensuring high performance and accountability.

Assign work orders and oversee daily maintenance tasks, ensuring timely completion.

Conduct regular team meetings and provide ongoing coaching and development opportunities.

Foster a positive and collaborative work environment, promoting teamwork and efficiency.

Operations & Compliance

Maintain accurate maintenance records, including work orders, inspections, and supply inventories.

Ensure compliance with all local, state, and federal safety regulations, including OSHA standards.

Enforce company policies and procedures related to property maintenance and resident service.

Oversee vendor relations, coordinating repairs and services as needed.

Ensure proper handling, storage, and disposal of hazardous materials in compliance with safety protocols.

Resident Relations & Customer Service

Provide excellent customer service by addressing resident concerns and maintenance requests promptly.

Communicate effectively with residents regarding maintenance work and expected timelines.

Assist with resident move-ins and move-outs, ensuring units meet quality standards.

Support the leasing team by ensuring model units and common areas are well-maintained and presentable.

Requirements

Qualifications

Education & Experience

High school diploma or equivalent (required).

Minimum of two years of experience in property maintenance (preferred).

At least one year of experience in a supervisory role, managing a team of two or more employees (preferred).

Valid driver's license and reliable transportation (required).

Proficiency in speaking, reading, and writing in English.

Strong knowledge of maintenance operations in multifamily property management.

Skills & Competencies

Expertise in general maintenance, including plumbing, electrical, HVAC, carpentry, and appliance repair.

Ability to work efficiently in a fast-paced environment while ensuring quality and attention to detail.

Strong organizational skills with the ability to multitask and manage multiple priorities.

Ability to proactively identify and resolve maintenance issues, especially during emergencies and after-hour calls.

Effective leadership, communication, and interpersonal skills to mentor and guide the maintenance team.

Proficiency in Appfolio, Google Suite, and other property management software.

Salary Description

26.00 - $30.00 per hour, depending on experience
