Position Summary :

Bonaventure is seeking a Vice President of Asset Management to take charge of our privately held real estate investments. This role is crucial for driving value across our expanding portfolio of multifamily communities, with a laser focus on evaluating and enhancing asset performance. Reporting directly to the Portfolio Manager, you will be at the forefront of identifying and executing bold strategies and directing your team to maximize asset and portfolio value. Success in this seat will require a proactive leader who will pursue value-add opportunities, operational efficiencies, and innovative approaches to outperform market expectations. You will work in close collaboration with the Portfolio Management, Capital Markets, Acquisitions, and Debt & Dispositions teams to ensure seamless execution of investment management strategies and decisions, all aimed at achieving superior financial outcomes.

What You Will Do :

  • Your primary role will be :
  • To maximize asset value and total return of Bonaventure’s portfolio of assets.

  • To lead and hold your team, and yourself, accountable. You will lead, manage and hold your team accountable in all aspects. You will be driving the strategic direction and management of assigned properties.
  • Prepare and execute asset-level annual business plans, including detailed asset budgets, forecasts, and report regularly to internal management and to capital partners on asset status and financial performance.
  • Relentlessly monitor asset performance on a weekly, monthly, and quarterly basis by :
  • Reviewing leasing and financial trends : Proactively analyze trends and implement decisive strategies to exceed company goals.

  • Driving Results with Property Management : Hold calls with Property Management to discuss strategy, tackle issues head-on, and drive them to achieve outstanding results.
  • Review financial, operational, and market results for the portfolio versus budget and historical performance.
  • Peak Performance : Execute comprehensive tactics to manage all properties to peak performance, including :
  • Identifying and executing value-add strategies.

  • Identifying and solving for operational efficiencies.
  • Maximizing the value of each asset.
  • Ensuring actions are executed by our Property Management team.
  • Develop and implement solutions to address any identified issues and optimize overall performance.
  • Capital Projects :
  • Identify, strategize, approve, and direct capital projects.

  • Be loud about capital expenditure needs or value-add opportunities within your portfolio.
  • Tax, Insurance, and Compliance : Manage tax oversight, assist with insurance claims and legal issues, and work with our Debt & Dispositions team on lender compliance items.
  • Stay apprised of multifamily market trends and competitive properties to better inform asset strategies and market positioning for the portfolio.
  • Acquisitions Support : Assist the acquisitions team in reviewing their underwriting to further validate performance assumptions.
  • You will be required to travel from time to time for capital expenditure, acquisition, and general inspection property walks, ensuring that every asset in our portfolio performs at its peak.
