The Maintenance Support provides support and is accountable for delivering on our commitments to our residents. They are responsible to ensure that all vacated apartments are safely and thoroughly restored to "make ready" status according to Bonner Carrington’s policies. This position is also required to perform work orders as assigned and is responsible for a wide variety of maintenance such as make readies, grounds, pool maintenance, routine and preventative maintenance and other interior and exterior maintenance duties. This will all be under the supervision of the maintenance supervisor.
Essential Functions
- Assist in preparation of the make-ready apartments, which may include, but is not limited to, painting, carpet cleaning, general repairs, drywall repairs, both vinyl and ceramic tile replacement.
- Assist the staff in various projects as needed, including, but not limited to, the disposal of trash, debris, and snow (if applicable).
- Performs various functions such as exterior light bulb replacement, grounds equipment maintenance and repair, installation and removal of external signage and decorations.
- Maintains grounds, building, pools/ hot tubs, common areas, and dog park amenities to keep them clean, operational, and safe for our residents.
- Ensure all work orders are responded to within 24 - 48 hours.
- Reports any maintenance concerns, observations of liability or safety issues to the Maintenance Supervisor.
- Reports supply needs to Maintenance Supervisor and or Community Manager and maintain shop organization
- Attends and participates in training programs as required by Bonner Carrington.
- Delivers various communications to residents as needed.
- Delivers superior customer service to residents and vendors that represents the Bonner Carrington Servant Leadership values at all times.
- Maintains and safeguards all company tools and equipment.
- Safely operate the following equipment: power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers
- Required to use general maintenance equipment including, but not limited to: hand tools, power tools, ladders, dollies, jacks, motors, pumps, compressors, blower equipment, vacuum pump, pool chemicals, and safety equipment, etc.
- Must follow and adhere to OSHA/Safety Requirements
- Ability to be on call for after-hours emergencies
- Perform any other related duties as required or assigned.
Job Requirements
- Ability to read and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to utilize common sense and understanding in order to carry out written, oral or
- High school diploma or equivalent
- Minimum of 1 year general maintenance or community experience
- Valid Driver's license and current auto insurance
- Carpentry, plumbing, electrical and HVAC experience.
- Required to furnish their own tools to perform daily routine tasks on the community
- Must be able to transport or move up to 50 pounds at variable distances
- Must be able to drive personal or company motor vehicles without jeopardizing the safety of prospects, residents, team members, and community guests
- Must wear company specified maintenance uniform apparel and safety equipment when required
- Be able to clearly communicate both orally and in writing in English

While performing the duties of this position, the employee is regularly required to talk or hear. The employee may be required to stand; walk; use hands to finger, handle or feel; and reach with hands and arms. Must have the ability to access all units to show prospective residents, inspect the premises, deliver notices as needed and be able to physically inspect property in its entirety, ability to oversee any and all property related functions, must be willing and able to assist with all emergency measures as required.
Requires work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit to perform necessary maintenance.
The mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of nine feet is required.
Position Type/Expected Hours of Work
This is a full-time position. Must be available to work scheduled hours on a consistent basis and, if necessary, additional on-call hours when requested.
