Description
Principal Objective of Position: Responsible for assisting the management team to deliver The Guest experience as outlined in Book & Ladder's Mission. Create an environment that exceeds the expectations of current and future residents, vendors, and internal teams through outreach, marketing, events, and leasing efforts.
Essential Functions:

Occupancy & Leasing
-
Strive for 100% occupancy by ensuring resident satisfaction through both retention of current residents and pre-leasing future availability.

Ensure timely follow-up to close sales and meet leasing goals or assist current residents with any needs that arise.

Resident Engagement
-
Embody the Leasing Associate role by exceeding expectations when greeting and cultivating lasting, trusting relationships with future and current residents, as well as guarantors.

Maintain clear and timely communication with current and future residents regarding their lease.

Sales & Marketing
-
Utilize Book & Ladder policies to determine residents' needs and how the community can offer an exceptional experience tailored to them.

Demonstrate professional authenticity when representing and showcasing the community through onsite and offsite leasing and marketing efforts, including tours, phone calls, events, and housing fairs.

Administrative Duties
-
Maintain accurate records in accordance with Book & Ladder's policies and ensure property management software is updated in real-time for all aspects of the qualification process and leasing application.

Maintain clubhouse operating hours and answer phone calls to assist both future and current residents.

Property Management
-
Ensure proper cleanliness and sanitation of tour routes and model units.

Ensure understanding of all Book & Ladder policies, procedures, and expectations.

Team & Leadership

Be a leader and champion of exemplary guest service and teamwork.

Legal & Compliance
-
Maintain knowledge and understanding of Equal Housing Opportunity (EHO) requirements and applicable program regulations.

Ensure the stable and safe operation of the property at all times and ensure compliance with all company policies, as well as local, state, and federal laws and ordinances.

Annual Duties & Training

Assist with annual apartment turn as needed.

Participate in and attend required continuing education and in-service training sessions.

Participate in Book & Ladder University as required.

Perform other duties as assigned by supervisor.

Qualifications
Education and Experience Required:
-
Experience
-
At least one year of previous experience in the Student Housing industry.
-

Education
-
High school diploma or GED preferred.
