Description:

The Facilities Maintenance Technician, under the supervision of the Mobile Maintenance Supervisor will be the individual responsible for performing routine building maintenance tasks in multiple fields such as carpentry, masonry, painting, plumbing, electrical, heating, ventilation, and air conditioning (HVAC) in support of multiple facilities onsite.


Working Conditions:

Working conditions are normal for a manufacturing environment; hot when weather is hot and cold when weather is cold. Greasy, dirty and noisy environment. Work involves lifting, pulling and/or pushing of materials and product up to 50 pounds. Standing and walking considerable distances. Operation requires the use of personal protective equipment (PPE) to include but not limited to; eye safety glasses, hearing protection, work boots, and hardhats. Loose fitting clothes and jewelry are not permitted.


1. Qualifications:

1.1. High School Diploma with some additional technical education or training.

1.2. Minimum of two (2) years of relevant maintenance work experience in a maintenance or mechanic role in a manufacturing facility or equivalent experience.

1.3. Strong knowledge of routine building maintenance tasks including but not limited to carpentry, plumbing, electrical, HVAC, among others.

1.4. Strong technical troubleshooting / problem solving skills. Possess or have the ability to gain knowledge with respect to the operation and maintenance of various utility systems.

1.5. Knowledge of a wide variety of typical maintenance tasks, including PM, troubleshooting systemic problems such as pneumatic, mechanical, electrical, and electronic. General principles of engineering, operations and maintaining equipment and the tools and equipment required to perform many of the daily maintenance tasks.

1.6. Strong written and verbal communications skills, be self-motivated and possess interpersonal skills.

1.7. Ability to learn quickly and work effectively with little supervision when needed.

1.8. Working knowledge of MS Office products (Word, Excel, Outlook, and PowerPoint) as well as use of Computerized Maintenance Management System, CMMS desired.

1.9. Strong knowledge of Irrigation Systems, Landscaping and Erosion control.


2. Responsibilities:

2.1. Responsible for providing routine building maintenance support in areas such as carpentry, masonry, painting, plumbing, electrical, HVAC and general cleaning among others.

2.2. Responsible for facilities and other building structures inspection to detect malfunctions and identify needed repairs.

2.3. Perform minor electrical maintenance to include but not limited to replacement or repair of fixtures (e.g. wall switches/outlets, light bulbs, ballast, sockets, fuses, power cords, etc.) using appropriate hand, power and specialty tools.

2.4. Perform minor plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, installing new lines, etc.).

2.5. Perform minor painting, carpentry, masonry and construction work (e.g. drywall repairs, framing installation, floor repairs, paint application, hanging of pictures and shelving, furniture/modular office dismantle/installation, hanging doors, fitting locks and handles, etc.).

2.6. Responsible for maintaining Fire Line, Parking Lines and other Plant wide Paint lines in excellent conditions at all times.

2.7. Support other departments with Signs placement as required.

2.8. Able to perform routine repair and maintenance functions with little supervision and to provide support to other technicians, specialized maintenance contractors or OEM on more complex equipment interventions.

2.9. Understand and communicate with others regarding the condition of the systems and the possible effects of failure modes.

2.10. Demonstrate continuous personal pursuit to increasing job knowledge, proficiency in technical understanding, and problem-solving abilities.

2.11. Maintain a positive, professional, and customer oriented attitude.

2.12. Communicate concerns related to safe work practices, or any other type of employee misconduct directly to the Supervisor, Manager, or Human Resources.

2.13. Employee must follow all PPE policies and safety rules.


3. Activities:

3.1. Perform daily work order activities per planning and scheduling.

3.2. Responsible to coordinate, escort and oversee the work of contractors related to facility tasks.

3.3. Ensure accurate documentation of maintenance activities such as PM and emergency work order.

3.4. Maintenance support to other utility systems, including but not limited to air cooled chillers, air handlers, heating water, air compressors and dryers, waste water treatment systems, temperature control units, etc. may be required.

3.5. This position may require operating a Forklift, Overhead Crane, Manlift and/or Carry Deck.

3.6. Maintain good housekeeping practices in the work area and keep it free and clear of debris.

3.7. Other duties as assigned.


4. Authority and Obligation:

1.1. This position has the authority to stop an operation if he / she deems it necessary, for reasons of imminent safety and/or possible equipment damage. However, he/she must notify the Operations Supervisor on duty and follow the established notification procedure if the interruption is for an extended time period.
