About The Job
In accordance with established rules and regulations, the Resident Custodian reports directly to the Housing Manager and is subject to general and specific assignments of work. The Resident Custodian must reside in the development in a unit as assigned by the Authority and respond to emergency calls at the development at all times.
Duties & Responsibilities
High school diploma or GED is required. Experience in care-taking and janitorial work, knowledge of efficient methods of generating boilers, familiarity with heating equipment as applied to apartment houses, knowledge of general building maintenance practices and some experience in operating a heating plant are all required. Must be reasonably physically capable. Must also have the capability for dealing efficiently with tenants and the public, the ability to work with an elderly population.

About The Job

The Resident Custodian must reside in the development in a unit as assigned by the Authority and respond to emergency calls at the development at all times.
Duties & Responsibilities
- Performs general cleaning work such as sweeping, mopping, waxing and polishing floors, stairs, elevators and equipment.
- Washes windows and walls in the lobby, stairways and halls.
- Attends to and cleans the compactors, compactor room and common area trashcans and public areas, including weekends as required.
- Replaces light bulbs during working hours except when necessary to ensure safety in common areas.
- Reports equipment failures to appropriate individual(s).
- Cuts grass and trims shrubbery.
- Keeps walks free of snow and ice.
- Waters and removes debris from the lawn areas.
- Operates small machinery necessary to carry out assigned tasks.
- Reports disturbances, loitering and cases of vandalism to appropriate individual(s).
- Checks for proper building temperature when required, checks functionality of heating controls to ensure the proper operation of the boilers and heating equipment, cleans boiler room and maintains logs.
- Performs tenant services such as taking complaints and suggestions from tenants for appropriate action or referral to the supervisor.
- Distributes fliers to residents as requested my management.
- Clean out vacant units before turnover and houseclean vacant, prepared units before leasing.
- Reports emergencies to appropriate individuals, and gives such special aid to tenants as may be reasonably requested and facilitates the use of the building and grounds for organized tenant activities.
- Maintains stock required to carry out custodial duties.
- Assist laborer with loading or unloading truck.
- Performs other custodial duties.
