    • Low: $64,198.32/year
    • High: $86,856.55/year
  • Additional compensation:
    • This position does not have a commission plan

How You Can Help Us

Thee Land Development Superintendent II provides management and coordination to all aspects of the land development process for new and ongoing communities. Helps to manage subcontractors and professionals to ensure the projects will be completed on time. Ensure that proper safety protocols are implemented and followed on site. Provides the coordination of information between team members in the Land Development Department, accurately estimating complete quantity takeoffs, and managing drawings, specifications, and assistance with subcontractor selection.

What You'll Do

Municipality Project Supervision

  • Assists with beginning-to-end supervision for assigned land development projects, focusing on regionally located projects
  • Ensures that Municipal requirements are met throughout the development process
  • Develops and implements quality control programs
  • Ensures adherence to the budget and, when unexpected complications or issues arise, makes quick and necessary adjustments
  • Mentoring of Land Development Superintendent I employees

Site Safety

  • Works with safety subcontractors to create weekly safety audits on all active Land Development projects
  • Ensures that construction industry safety regulations are being followed by staff and subcontractors on site
  • Collaborates with the Safety team to develop new safety protocols and training. Conducts on-site safety training
  • Coordinates with subcontractors to ensure that necessary safety trainings are completed

Estimating

  • Assists the Director of Land Development with takeoffs and estimating for potential projects
  • Documents estimating and pre-construction activities and keep team members informed
  • Creates, obtains, and evaluates all documents/data required for bidding, including specifications, scopes of work, architectural documents, site plans, soil reports, community guidelines, and all other pertinent documents that affect all costs of development
  • Responsible for pre-construction planning, pre-bid attendance and bid management

Estimating Warranty Management

  • Coordinates with Construction and Warranty teams during development warranty to identify any warranty concerns
  • Works with LD Superintendent I & III to address any identified warranty concerns
  • Manges the scheduling of warranty subcontractors
  • Collaborates with the municipality for the process of acceptance of improvements and release of sureties when appropriate

Due Diligence Assistance

  • Responsible for identifying relevant municipality standards and specifications
  • Collaborate with the Director of Land Development and the Engineer of Record to review plans during due diligence and entitlements
  • Collaborates potential subcontractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues

Other Duties As Assigned.

Experience and Education

  • Minimum Bachelor’s degree in Construction Management or a related field preferred
  • Minimum of 5 years of civil construction experience preferred

Knowledge, Skills And Qualifications

  • Knowledge of construction budgeting and estimating
  • Strong organizational skills, people skills, management abilities, decision making skills and strategic planning skills
  • Ability to manage multiple priorities and projects with moving deadlines
  • Advanced skill in MS Project, Excel and Word required. AutoCad experience a plus
  • Ability to work effectively with the pressures of meeting schedules and producing quality product
  • Strong oral and written communication skills. Must be able to communicate effectively and provide feedback in a professional manner with government officials and general public
  • Ability to read and understand architectural and civil engineering plans
  • May be called upon to handle difficult situations. Must be able to resolve problems and handle conflict and make effective decisions under pressure
  • Ability to write reports, business correspondence, and standard operating procedures
  • Ability to read, analyze, and interpret governmental regulations
  • Must maintain a valid driver’s license

  • Requires prolonged sitting, some bending, stooping, and stretching
  • Requires eye-hand coordination and manual dexterity adequate to operate a keyboard, photocopier, telephone, calculator, and other office equipment
  • Requires normal range of hearing and vision to record, prepare and communicate appropriate reports
  • Requires some reaching and occasional lifting of up to 25 pounds

  • Exposed to outside weather conditions, fumes and airborne particles
  • Requires working in areas which are not ventilated or air-conditioned
  • The noise level in the work environment is loud at times
  • Required to walk terrain that is not yet under construction and/or under construction and must occasionally traverse terrain with or without streets or sidewalks
  • Regular and predictable attendance at the designated work site is required

Position Type and Expected Hours of Work

  • Full Time Position
  • Typical days and hours of work are Monday – Friday from approximately 8am – 5pm
