Overview
The Maintenance Supervisor is responsible, under the general supervision of the Regional Maintenance Supervisor, for all phases of general repair maintenance, physical condition and preventative maintenance of assigned properties ensuring that the properties are always maintained in good physical condition with a stabilized fiscal operation.
Location: The Ivy, Hibberd and The Hill - South Bend, IN
Hours: Monday through Friday, 8:00am – 5:00pm; on-call rotation required
Essential Functions and Responsibilities
- Set a positive example for the maintenance staff by adhering to company policies and maintaining a professional appearance that aligns with the company’s standards
- Maintain daily work schedule and reporting processes
- Review and approve all maintenance team timecards tracking and expense reports
- Assist in coordination of regular leadership meetings for process writing and training
- Perform routine building and grounds inspections and assure appropriate actions are taken to assure marketable curb appeal and property integrity
- Ensure turns are completed on schedule and meet the marketing needs for each property
- Maintain 24 hour on-call schedule and process to handle service requests
- Provide third call back-up assistance for 24 hr. on-call, EMS, and Fire support
- Monitor and track customer service through work order processing and Yardi reports
- Maintain company preventative maintenance program including the creation and adaptation of appropriate forms to document PMs and property unit logs
- Ensure all Local, State, and National building codes and inspections are met and maintained at appropriate levels
- Responsible for inspection and repair of structural building wear and tear
- Ensure properties are properly prepped for Winter and Summer, also participate in the seasonal property inspections
- Communicate any potential maintenance problems to your supervisor and provide potential solutions to the problems
- Control expenditures within budgetary guidelines while providing tracking and reporting of expenses
- Other duties as assigned
Qualifications and Requirements
- Must possess a valid U.S. Driver's License and auto insurance
- Minimum two (2) years of professional Maintenance Supervisor experience
- EPA certification required (Type II or above)
- Proficiency in turnovers, HVAC, plumbing, appliance repairs, and electrical troubleshooting
- High school diploma or equivalent
- Must have your own hand tools
- Ability to perform physical tasks, including lifting heavy objects (up to 50 lbs), climbing ladders, and working in confined spaces
