Overview
The Sr. Property Manager is responsible for the overall management, operations, and financial success of the portfolio, in accordance with the owner's objectives. This role will play a key role in training, mentoring, and developing staff within the assigned portfolio. The Senior Property Manager reports to the Regional Property Manager.
Location : Lugar Tower, Indianapolis, IN
Work Schedule : Monday through Friday, 8 : 00am - 5 : 00pm
Essential Functions and Responsibilities
- Supervise on-site staff and contractors, ensuring all work is carried out according to standards set by the Regional Property Manager
- Provide ongoing training and development of staff, including conducting regular performance evaluations, provides constructive feedback, and manages employee time and attendance
- Responsible for recruitment efforts and onboarding and training new staff
- Assist the Regional Property Manager with training and mentoring new / current employees, onboarding new properties, and remain support to the Regional Property Manager
- Travel to various sites in the portfolio to provide on-site training and support to staff members
- Maintain regular office hours, handle resident inquiries, and prepare resident communications
- Ensure timely rent collection, deposit funds daily, manage property finances within budgetary limits, and handle accounts payable
- Oversee move-ins and move-outs, manage the leasing process, conduct annual rental re-certifications, and prepare occupancy reports
- Ensure property maintenance standards are upheld, handle maintenance requests promptly, conduct inspections, and coordinate repairs
- Handle on-site accidents and emergencies, reporting them promptly to the Regional Property Manager and completing necessary documentation
- Maintain tenant and property files, ensuring all records are up-to-date and organized
- Coordinate property marketing and advertising activities as directed
- Prepare and manage the portfolio's annual operating budget; monitor expenses and ensure financial goals are met
- Attend meetings as required and submit accurate and timely reports on property performance, occupancy, and financials
- Maintain knowledge of governmental regulations (e.g., Fair Housing, HUD), ensure property compliance, and assist with inspections and management reviews
- Collaborate with IHA on reporting deadlines, onsite updates, and necessary approvals
- Other duties as assigned
