SUMMARY: The Senior Project Manager is responsible for delivering profitable construction projects with a highly utilized team of superintendents, project managers, and support personnel. In addition to being an expert project manager, the Senior Project Manager is a construction professional who can solve complex problems with a diverse team of personalities and levels of experience. The day-to-day role is focused on guiding the construction team to deliver projects on scope, schedule, and budget, while always being safe. Providing guidance to the pre-construction team is also important since pre-planning project strategy is the biggest factor to having successful projects and happy customers.

 

DUTIES AND RESPONSIBILITIES:

  • Review job estimates and prepare project budgets.
  • Ensure all project document control is completed efficiently by project team, including but not limited to, insurance, bonding, permits, submittals, RFIs, change orders, and other critical correspondence
  • Create schedule of values, or billing format as required by the contract documents.
  • Host and attend all necessary meetings with both internal and external entities to review scheduling and delivery, work plans, job progress, manpower, and solutions to setbacks.
  • Maintain working knowledge of general conditions, work scope and specifications of project contract/subcontract.
  • Prepare/review submittals.
  • Track, forecast, report labor hours and material costs
  • Buyout major equipment and subcontracts
  • Collaborate with field labor supervision to plan, organize and schedule project work including preparation of subcontract/contract integrated project schedule.
  • Review contract drawings, detail drawings and specifications in order to ensure all stakeholders are aligned on the plan for execution.
  • Create and monitor project deliverables and ensure they adhere to defined timelines and quality standards.
  • Facilitate change requests to ensure that all parties are informed of the impacts on schedule and budget.
  • Coordinate the creation of user manuals, training materials, and other documentation needed to enable successful implementation and turnover of the process or system to the clients.
  • Identify and develop new opportunities with existing clients.
  • Assist in the bid process and the procurement of new work.
  • Conduct post-project evaluation and identify successful and unsuccessful project elements.
  • Drive a culture of safety and maintain a safety program in compliance with company guidelines. Each project has a safety plan that is followed by all, as well as ensures project plans, contracts and subcontracts address project risks.

 

SAFETY:

  • Follow all company safety programs and report any non-compliance to Director of Contracting Operations.
  • Ensure all site staff are following safety programs and monitors safe practices.
  • Notify Director of Contracting Operations or Safety Manager of any unsafe conditions.

 

QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. EDUCATION and EXPERIENCE: Associates degree or higher in technical or business-related field. Minimum 10 years of experience with the supervision and administration of construction projects and personnel ranging from $500k to $20M. Understands the major components of building systems including HVAC, controls, lighting, and plumbing, as well as structural, roofing, concrete and site work associated with those systems.

 

SOFT SKILLS: Strong desire to achieve a high level of success by first helping others to succeed with the ability to lead cross-functional teams without direct authority by being direct, professional, consistent, and accountable. A high level of leadership and organizational skill is required. A ferocious desire to fulfill the customers goals and achieving business outcomes for the customers is super important.

 

COMPUTER SKILLS: Proficient in the use of estimating software and MS Office Suite (Word, Excel, PowerPoint, Project), with experience utilizing Procore and Asana preferred.

 

CERTIFICATES, LICENSES, REGISTRATIONS: Valid driver license required. General, Mechanical or Electrical contractors license is a plus.

 

LANGUAGE SKILLS: Ability to read, analyze and interpret contracts, specifications, submittals, operation and maintenance manuals, equipment specifications, and governmental regulations. Ability to effectively present information and respond to questions from top management, customers and associates.

 

MATHEMATICAL SKILLS: Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.

 

REASONING ABILITY: Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.

While performing the duties of this job, the associate is regularly required to talk or hear. The associate frequently is required to walk and use hands to operate computer keyboard, mouse and telephone keyboard. The associate must be able to travel locally as required. The associate is frequently required to sit, stand, walk use hands to operate computer keyboard and telephone. The associate is occasionally required to climb, balance, stoop, kneel or crouch. The associate frequently must lift and/or move up to 50 pounds and occasionally up to 100 pounds. Specific vision abilities are required by this job. WORK ENVIRONMENT: Flexibility to work nights and weekends. Flexibility to travel to job sites and for several days at a time. This position works in a typical office environment and visits to job sites, which includes outdoor work and work in mechanical/equipment rooms. During the job site visits, the associate is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high, precarious places; fumes or airborne particles; toxic or caustic chemicals; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate.
