Assistant Director, Facilities and Security
Reporting to the Building Director, the Assistant Director, Facilities and Security is responsible for ensuring effective property management and day-to-day operations at The Brook including all maintenance and security functions. The Assistant Building Director supervises the maintenance and security staff and is responsible for the implementation of standard operating procedures and safety measures; ensuring the building is a structurally safe and exceptionally clean environment, providing the highest quality of life for residents. The Assistant Building Director plays a pivotal role in ensuring that the local community perceives the building in a very positive light.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Ensure building compliance with all building, health, and fire safety codes
Assist in preparation of annual building wide inspections conducted by DHS, DOH, DOB, FDNY and other agencies
Oversee heating and ventilation systems, plumbing, and all other building systems
Collaborate with the Building Director, Assistant Directors Director, and social services partner to address specific resident issues and challenges
Respond to summonses, violations or City complaints and design strategies and systems to reduce violations and summonses
Supervise 24/7 operations staff, including the Maintenance Supervisor, Engineers, Housekeepers, and Security
Supervise housekeeping inventory and the ordering of equipment supplies and materials
Respond to tenant concerns about maintenance when necessary
Work with outside vendors and resolve contract issues when they arise
Ensure data is properly entered into maintenance connection and security database; and review and prepare reports as needed to effectively manage building operations
Perform other duties as assigned
MINIMUM QUALIFICATIONS:
High School diploma or equivalent required
3-5 years in supervisory capacity in a large residential building
Proficiency with Microsoft Office Suite programs including Word, Excel, Outlook, and Microsoft Teams
Ability to work with diverse population, including persons with mental illness and histories of homelessness
Must have current S-12 Fire Sprinkler, S-13 Standpipe, and S-95 Fire Alarm Systems Certifications
F-07 and W-07 Fitness for Fire and Emergency Drill Conductor Certifications are preferred
Fire Life Safety Director certificate preferred
Training in security and fire safety preferred
Required: On-call availability
