Maintenance Supervisor Job Description :
You will be a sole maintenance tech / supervisor on this property that is 100-125 units. You will work daily with head community manager and ensure work orders are completed and preventative maintenance taken care of.
Requirements
- Pool maintenance knowledge
- High school diploma or GED (vocational or technical training preferred).
- 3-5 years of maintenance experience in multifamily housing.
- HVAC cert required, Proficient in HVAC Cert, plumbing, electrical, and general maintenance.
- Ability to prioritize tasks, handle multiple requests, and work in a fast-paced environment.
- Strong communication skills and a customer-oriented approach.
- Proficient with maintenance management software or willing to learn.
- Position Overview :
The Maintenance Supervisor is responsible for overseeing the maintenance and repair of the apartment complex, ensuring the property is well-maintained, safe, and functional. This role involves coordinating maintenance activities and managing the overall maintenance operations of the property.
Key Responsibilities :Property Maintenance & RepairsInspect and maintain the physical condition of the property, including units, common areas, and amenities.Perform regular preventative maintenance and timely repairs to ensure safety and compliance.Respond promptly to service requests and manage a work order system to prioritize repairsDaily reading of the pool and chemicals cleaning if needed.Vendor & Contractor CoordinationCoordinate with external vendors and contractors for specialized services, ensuring quality work.Oversee vendor performance and inspect completed work for compliance with company standards.Obtain competitive bids for services and make recommendations to management.Budget Management & Cost ControlManage maintenance budget, track expenses, and identify cost-saving opportunities.Assist in forecasting maintenance expenses and reporting budget variances.Order supplies and equipment while maintaining inventory records.Safety & ComplianceEnsure all safety protocols are followed, including OSHA regulations and company policies.Conduct safety inspections, implement corrective actions, and promote a safe working environment.Maintain compliance with local, state, and federal regulations, including fire and safety codes.Maintenance Documentation & ReportingDocument all maintenance activities, work orders, and service requests in the system.Prepare reports on maintenance performance, inventory usage, and service requests.Monitor and report any recurring maintenance issues, recommending solutions to prevent future occurrences.Resident RelationsInteract professionally with residents, addressing maintenance concerns and providing timely updates on repairs.Maintain a positive and customer-focused approach to enhance resident satisfaction.Address resident complaints promptly and follow up to ensure resolution.Company Description
