Job Overview: We are seeking a dedicated and experienced Apartment Manager to oversee the daily operations of our residential apartment community in Greeneville, TN. The ideal candidate will be organized, possess strong people skills, excellent communication abilities, attention to detail, and a passion for providing exceptional customer service to our residents. Key Responsibilities: Property Management: Manage the day-to-day operations of the apartment complex, ensuring a clean, safe, and well-maintained environment. Conduct regular inspections of the property and facilities to identify maintenance needs and address issues promptly. Resident Relations: Serve as the primary point of contact for residents, addressing inquiries, concerns, and maintenance requests efficiently. Foster a positive community atmosphere by organizing resident events and activities. Leasing and Marketing: Manage the leasing process, including showing available units, processing applications, and conducting background checks.
Develop and implement marketing strategies to attract potential tenants and keep vacancy rates low. Financial Management: Oversee rent payments and oversee late payment procedures. Prepare and manage property reports. Ensure financial goals are met. Stay current with rental market pricing by quarterly benchmarking our apartment homes with competing properties. Maintain accurate financial records. Team Meetings: Attend (in person or online) weekly team meetings to discuss property performance and staff development. Qualifications: Education & Experience: High school diploma or equivalent (Associates or Bachelor’s degree in Business Administration or related field preferred). Property management experience preferred Skills: Ability to efficiently prioritize tasks related to leasing, renewals, and resident requests, ensuring timely completion of responsibilities. Excellent interpersonal and communication skills to interact positively with residents and team members. Ensure all documentation and reporting is accurate and submitted on time, including lease agreements, renewal notices, and marketing updates. Proficiency in Google or Microsoft Office Suite required.
