What are the responsibilities and job description for the Land Development Manager position at Breton Cliff?
About the Role:
We’re seeking experienced Land Development Managers to oversee site development for new residential communities throughout Florida. In this role, you’ll take raw land from entitlement through to finished lots, ready for home construction. You’ll lead the full development lifecycle — from budgeting and permitting to infrastructure delivery and contractor oversight — ensuring communities are delivered on time, on budget, and up to standard.
This is a hands-on position for professionals who thrive in both the field and the office, balancing project strategy with day-to-day execution. You’ll work closely with engineers, municipalities, contractors, and internal teams to bring new neighborhoods to life.
What You’ll Do:
- Manage end-to-end land development for single-family and multifamily residential communities
- Lead site preparation, including grading, utilities, roads, drainage, and amenities
- Oversee project budgets, schedules, and scopes — keeping everything aligned with business plans
- Coordinate permits, approvals, and compliance with local, state, and environmental regulations
- Select and supervise contractors, consultants, and vendors across multiple active job sites
- Review engineering plans, plats, and bid packages with attention to detail and value optimization
- Track construction progress and resolve field issues quickly and efficiently
- Communicate status updates to internal stakeholders and ensure seamless handoff to construction teams
- Build strong working relationships with municipalities, utility providers, inspectors, and HOAs
What We’re Looking For:
- 5 years of experience in land development, site work, or residential construction project management
- Bachelor’s degree in Civil Engineering, Construction Management, Urban Planning, or related field preferred
- Deep understanding of residential development processes, including permitting, site infrastructure, and regulatory requirements in Florida
- Strong project management and budgeting skills; ability to manage multiple projects at once
- Excellent communication and coordination abilities across internal and external teams
- Proficient in Microsoft Office; scheduling software knowledge a plus
- Valid driver’s license and willingness to travel to project sites across your assigned region
Preferred (but not required):
- Professional Engineer (PE) license, Engineer-in-Training (EIT), or PMP certification
- Experience working with local governments and planning agencies in Florida
- Familiarity with dry and wet utility coordination
What’s In It For You:
- Competitive salary with performance-based incentives
- Full benefits package including health, dental, vision, 401(k), and paid time off
- Career growth opportunities within fast-growing residential development teams
- Be part of shaping the future of Florida’s housing communities
