JOB ROLE OVERVIEW
As a Market Associate, you'll assist the Regional Market Operations Manager in providing exceptional resident support and conducting unit inspections for our portfolio of homes. This role involves spending time in the field, conducting inspections for move-ins, move-outs, renewals, and violations, alongside assisting with leasing, renewals, rent collections, eviction management, and general administrative tasks related to resident operations.
FIELD RESPONSIBILITIES
The Market Associate will represent Brick & Vine to our future and current residents by preparing properties marketing, leasing vacant homes, performing resident onboarding activities, and inspecting occupied homes as needed. These tasks will REQUIRE travel throughout the market using a personal vehicle (mileage reimbursement is available)
- Represent Brick & Vine to prospective and current residents by marketing properties, leasing vacant homes, and performing resident onboarding activities.
- Conduct inspections of vacant homes, ensuring they meet rental standards and are show-ready.
- Perform light cleaning and maintenance tasks as needed to enhance property appeal.
- Attend utility, housing authority, and municipality inspections.
- Deliver resident notices, including those for unpaid rent or violations.
- Conduct move-in orientations and inspections for new residents.
- Performance of quarterly and annual occupied inspections, as required.
OFFICE RESPONSIBILITIES
The Market Associate represents Brick & Vine to all prospective and current residents and is responsible for creating positive impacts to the resident experience.
- Review and process inbound physical mail and email.
- Communicate with other property management team members regarding project completion status and inspections.
- Ensure compliance with local, state, and federal laws governing real estate and leased properties.
- Assist peers where necessary.
GENERAL RESIDENT MANAGEMENT
- Build positive relationships with prospective and current residents, by responding and resolving resident inquiries promptly.
- Coordinate and schedule occupied property inspections.
- Provide inbound resident support for phone inquiries and virtual appointments.
- Coordinate and schedule inspections with residents prior to moveout.
- Tracking and resolving local municipal or HOA violations.
RENT COLLECTIONS RESPONSIBILITIES
- Handle inbound collection calls and complete outbound calls to residents with past due balances.
- Negotiate payment arrangements and monitor payment agreements.
- Review ledger adjustments and chargebacks.
- Develop creative contact strategies to maximize successful rent payments.
EVICTION PROCESSING RESPONSIBILITIES
- Assist with and review filings for evictions for accuracy, ensuring compliance with state statutes.
- Monitor the progress and timeline to completion of evictions, maintaining compliance with state statutes.
- Attend market eviction hearings on behalf of the company and work closely with local eviction attorneys.
- Provide weekly and monthly reporting on the status of evictions.
- Assist with resident/attorney escalations as needed.

BUSINESS TRAVEL REQUIREMENTS
Travel of a local nature (within 150 miles) is required. Employees are reimbursed for the approved use of their personal automobile on official company business. Individuals who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with company policy.
SCHEDULE AND COMPENSATION
This full-time position typically operates Monday to Friday, 8:00 am to 5:00 pm, with additional hours as needed, including evenings, weekends, and holidays. Must be able to work evenings and weekend hours and be available for on-call status, as needed.

OTHER REQUIREMENTS FOR SUCCESS
- Associate degree or 2 years of experience in property management
- Valid driver’s license and reliable transportation
- Real Estate License: Sales Associate (active or obtained within first 90 days)
- Intermediate Proficiency with Microsoft Office
- Knowledge of property management principles and laws governing real estate
- Ability to multitask through calls, correspondence, and cases
