Job Description
The Assistant Community Manager performs all activities related to achieving maximum resident occupancy. They will interact directly with prospective and current residents on a daily basis and provide a high-quality customer service experience. Other daily task include generating and handling prospect traffic, marketing and leasing available units, qualifying prospects, preparing lease documentation and processing application paperwork and completing move-in procedures. The agent may also process resident service requests to the Maintenance Supervisor and other associates.
Responsibilities
Leasing and Marketing
- Responsible for all leasing functions, including facilitating self-showings via Rently, qualifying applicants, gathering completed applications, generating lease packages and scheduling move-in with local field operations team
- Represent the company to prospective applicants in a courteous and professional manner with a focus on putting the customer first
- Work collaboratively with acquisitions and renovation team members to ensure resident expectations are met in a timely manner
- Monitor prospect pipeline, turning leads into rentals to meet or exceed monthly goals
- Identify and analyze market conditions to determine optimal pricing strategies
- Maintain awareness of local market conditions and trends, shop competition and know the market
- Work with existing residents to renew leases and create brand loyalty
- Adhere to all local, state, and federal laws governing Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws pertaining to real estate or leased properties

Customer Service
- Assists in the planning and implementation of, and attends, various community-sponsored resident functions and activities.
- Effectively explains all lease and community policies to new and current residents.
- Conducts follow-up activity as needed with new and current residents in order to establish and maintain positive resident relations.
Requirements
- Minimum of one year of successful leasing experience with multi-family and/or single-family properties is preferred but not required
- Applicable state Real Estate License or Managing Broker License; or willingness to obtain License
- Have a passion for a sales-driven environment
- Superior customer service and communications skills (written and verbal)
- Must be enthusiastic, reliable, organized and able to multi-task
- Experience with Yardi and/or Entrata is preferred but not required
- Computer literacy; ability to comfortably navigate new technology and a strong competency in MS Office/Teams
- Above average ability to communicate with others, both verbally and in writing
- Flexible work schedule which may include evenings, weekends, and holidays as needed
- Ability to travel for training if needed
- Knowledge of the property management cycle
- Possess strong organizational skills and be detail-oriented
- Foster teamwork and mutual respect throughout the company
- Fluent in Spanish
